We stayed here for four nights in March and loved it.  Went for the most expensive room at AUD24 a night and we were pleasantly suprised, especially with the service.  Had an online issue with train tickets that reception couldn't resolve so they got the owner to come and take me to the local station a few kms away to sort it out.
On learning that the fella was not well she insisted on bringing us a home cooked meal to our room that evening.  Wonderful lady.
They don't serve breakfast but there is great coffee next door and around the corner to the left in Nguyen Hue you will find Pho for VND20,000 and further along Bahn Mi for 10,000.  Lively local area and beach around 60 metres ( which was cleaner than near the Seagull Hotel when we were there ).  Along the front and in the side streets were lots of street food opportunities and to the north, Surf Bar on the beach.
The museum is about 100 metres to the right on Nguyen Hue and worth a look, especially if you're interested in Cham history.
Further away to the south on the main drag, which used to be the old airport runway, you will find more upmarket restaurants, a Co Op Mart and Nam A bank which will allow you to withdraw 3 million with no fee. 
We didn't feel the need to go to Bai Xep but could easily return to this hotel to explore the area further.

Great little hotel

The hotel is very clean and appears new.  We stayed two nights in a double room, but the only one available for our stay did not have a window.  The room was very, very small, but adequate for us.  Great AC and shower pressure was fine.  The room included a refrigerator and a TV with English channels.  We weren't sure if our stay included breakfast due to limited English spoken by the staff, but we did see people eating in the lobby so it seems they have food available.  The location was good; we could walk everywhere we wanted to, but it was a longish walk to the other end of the beach (near Seagull) where the sand and water are cleaner.  The beach was a block away.  There are many great food options nearby.  Staff were courteous, but English was very limited (which was typical for Quy Nhon).

Good location

Stayed at this hotel at the end of May 2016, preferring this location over Nha Trang to get off the 'tourist trail'. The location of the hotel is perfect and really close to the great expanse of beach which is empty for most of the day with the locals flocking there early evening in their bright orange life jackets. The room was fine with everything I needed and great value for money. However the defining character  of this hotel is the family that own and run the hotel. I felt more like a guest in their home than a client in their business. Really nice compan to chat with, given motorbike rides to restaurant, organised a great boat trip, bus ticket, and also an invitation to join in their lovely dinner. Its the only place I will stay on my return visit. As for Quy Nhon, i really liked the place. Lovely beaches, nice bars whic are actually on the beach, and nice to get away from the hoards of foreign travellers.

Incredibly welcoming family

Quy nhom itself is still in the process of development and can be a little tough for foreigner, but if you looking for a place to stay Kim Khanh is definitely the way to go.
Most of the hotel in Quy nhom with same budget price had so many mix review, so we decided to take our chances with Kim Khanh.
The hotel was very clean, new (about tree months old! That's probably why there was no reviews yet!!), well located and cheap!
My girlfriend and I stayed for two nights and we were very happy with everything. We were pretty lucky to be hosted by the owner of the hotel herself, 'cause we stayed over TET (their new year!). Huong was super nice and even invited us to spend some time with her family.
