Unprofessional and unfriendly owner who verbally abused me down the phone when my train was cancelled and I did not arrive at the guesthouse. I was still charged full price for something out of my control. Do not book, not even if desperate.

If you need a place to stay in Edinburgh check out this guest house. Julie is awesome and everything was lovely. She was very welcoming and gave us advice on where to eat.  Thank you Julie we will definitely recommend you to other kiwis. 

Awesome place to stay

The owner was very welcoming and friendly, there rooms was cosy and clean and the bathroom was clean at all times. The breakfast was great as well. The bus stop at the bottom of the road takes you straight in to the city centre in 10mins. The only issue we had was that the room was very hot. It could do with a fan due to the traffic on the main road going on most of the night making it abit annoying with the window open. Apart from that would stop again.

Brilliant guest house

A great location close to the centre. The room was seperate to the house and was like an extension with a bedroom, bathroom and seating area with fridge.
Breakfast of cereal, milk, croissant, cheese, jam etc in fridge.

The only negative was that the room was on a busy road so there was traffic noise.

Good value for money

Had a nice sized en suite room with 2 beds and loads of storage space for clothes including a large mirrored wardrobe. 
Lovely view over local gardens. Could park ok. Continental breakfast was fine. 
Owner Julie was lovely and very helpful. 
B&B is on a bus route into the city (43) so it’s a great location for getting about.
Bathroom was small but had everything you need. Shower was good. Loo a bit noisy (Sani loo?) but not an issue. 
Great value for money.
