We spent a weekend here recently. Taking advantage of the tip the owner gave us, we prebooked the car park a 5 minute walk away, which was a blessing as we discovered parking is at a premium in Brighton.!
The hotel, is a small funky one. It's decorated a little quirky but still retaining it's antique character. I had a really nice vibe. The manager who welcomed us was extremely friendly and made sure we knew where everything was before leaving us to settle into our room.
Rom was clean, comfortable, nicely decorated, good ensuite and toiletries.
The big plus for us was it is off the main, busy seafront - so fairly quiet but just a few minutes walk away- perfect.
Breakfast in the morning was lovely, lots of options all very tasty.
On our last day we had to leave earlier than breakfast officially started, but the manager came in early to make us some tea and toast before we left, a very kind touch.
All together a very enjoyable and affordable stay.

Location, location

I stayed here twice in recent months, once for my partner's birthday and once for Brighton Pride. 
Let's just say that within 20 minutes of arriving the first time round we'd decided to book again for Pride!
Why? Many reasons but above all else the amazing service and warm welcome from Louise, the Manager, and her team. Add an incredible breakfast, a great location by the beach and the building's great charm, and we were on to a winner. Yes, some of the rooms are a bit small, Yes, the floors creak and there's no lift, but if you want soulless chain hotel charm, other options exist. If like us you want a boutique BnB experience with superb staff, the Neo is hard to beat. Thanks for two great stays xx

Fabulous find

Well located hotel 5 min from the beach, 20 min walk from the center. Went there on the Saturday for the august bank holiday weekend. Found the price for a night a bit expensive (paid £120). Room was spacious but really hot! No air conditioning. Bathroom was big with a big bathtub for two people. Unfortunately did not have the time to try it. Staff is really friendly and gave really good restaurant recommendations. Breakfast was great. Would recommend.

great small hotal,very friendly staff,especially Anna.great little bar,near to car park and town.great breakfast Room 9 which we had very small and on the top floor ,no lift. but ok.All  in all a good hotel for the price,

bank holiday break

This "character" hotel didn't succeed for me I'm afraid despite a pleasant and helpful host. My £65 single room was slightly bigger than the single bed, the tiny tv had none of the main channels, and the area was incredibly noisy and busy throughout the night. With no double glazing it meant a fitful nights sleep and 30 minutes circling the hotel trying to find somewhere to park in the evening. It's shame I can't be more positive.

Flawed character 

Nice little hotel or BB with friendly reception. We had a room on the top floor (attention for those with mobility concerns as there is no elevator). Nice room, clean, nice decor, but small for two. Little room around the bed and no place to drop the suitcases. No real bathroom, but a mini shower and a small sink in the room. The toilets were on the floor...so usable by the tenants of the other room...the door of these toilets had a service closure (a handle hanging in the vacuum) so it was impossible to get out of the house. Litre of the room is good quality. Small breakfasts, fresh produce.

Nice, but just to sleep in.

This B&B 4* always had a lot of positive reviews. When we were at the beach with my family, we still had a garage to let our cars go, so we decided to rent 3 rooms for 2 nights. We arrived in the morning with the intention of leaving our luggage there and returning in the afternoon when the rooms were ready. We were greeted in a rather aggressive way by a bad-tempered receptionist who still guided us to a garage to let our cars go. Finally, mentioning 4* can only apply that we only used the building which was loaded with a tiny exaggerated number of rooms! We were promised a small price to pay for the rooms: a small price to be paid for the rooms! We were told that the younger woman would not have to wait for a very long time in the bar, except for a short time in her arms! We were told not to eat lunch because they had to be infected and then they had to go to the bathroom and then we were asked to go to the bathroom and then we were told to go to the bathroom.

Prudent and horrible!

The rooms are tiny for two, the bathroom has the outside for two, the receptionist is not friendly, when we arrived there was no hot water for 4 hours, the staff didn't respond at all. The breakfast service was very slow, we waited for a simple breakfast for 1:30 and left the room without eating because we didn't have time to stay so long, we don't recommend anyone visiting this hotel!

Hotel Neo, Brighton

Each room in this B&B is individually and lovingly decorated. We felt very comfortable here. The location is also great - not far from the beach and still quiet. Very delicious a la carte breakfast. Take time for it! But be careful: Room 1 is called with balcony and partial sea view. This is a bit misleading, because you can't enter the balcony and therefore can't see anything from the sea. In this respect, each room is as good as the other. Also, the breakfast room on the ground floor is very comfortable.
