The Web page for this hotel states, modern hotel, with air conditioning, comfortable rooms, great restaurant,  bar facilties. 
The reality;
Damp carpet, beds that feel like sleeping on a rock beech, no restaurant, no bar and no breakfast facilities, bathroom door without a handle.  If all you want is a flop house this is the place for you.  If not, go elsewhere !

Horrible place to stay

The hotel is a little run down but did not have groups of homeless outside smoking etc at the time of our visit.
The rooms are dated but we're ok for an overnight stay before an early flight the next morning.
The rooms are very noisy due to the busy road running past and obviously the airport so if you are a light sleeper this place is not for you.
All in all as I say I've stayed in worse places.

OK for a budget hotek

Avoid avoid this horrible hell hole, it's disgusting, full of homeless smoking in area, advertised as restaurant and breakfast, didn't have any, no free parking either,very rude and felt intimidated by the presence of everyone smoking, our room stunk of smoke

Believe the bad reviews. Avoid like the plague.
The hotel is being "refurbished". we stayed in a "finished" room. Strong smell of paint throughout hotel and in the room. Bathroom - tiny. Taps loose. Toilet seat loose. Shower barely a trickle and had seen better days. One towel for two people. Bedroom - tiny. Bed wrecked. Mattress had no springs left. Uncomfortable. Wardrobe was a state. Tiniest mirror hung at knee height. TV only worked for online apps. Single glazed windows. Right next to massively busy A road horrendous road noise. On top of very thin walls, no sound proofing. Constant slamming of fire doors and loud creaking of staircase below our room. No breakfast available at this alleged BnB. Staff unfriendly. Hotel inspectors should pay a visit to this disaster of a hotel. Should be closed completely and properly refurbished not just painted.

KEEP AWAY FROM THIS HELL HOLE,ITS USED FOR HOMELESS AND EMERGENCY ACCOMMODATION,NO FOOD AS ADVERTISED AND PARKING IS £5, 
OUR ROOM WAS FULL OF SMOKE, THERE WAS A ROOM DOWNSTAIRS FULL OF WHAT LOOKED LIKE A GANG SMOKING

OMG what i can i say!
We checked the reviews before we left but you can't always rely on them.
Wish we had!
This 'Hotel' is the worst we have ever stayed in.
Please spend your money on the Travelodge up the road at Sheldon.
We arrived to find work being done on the hotel, the receptionist said the work will be finished in an hour. The workers were drilling right outside our window, the blinds were not sufficient enough to completely close, we caught the workers looking into the room on several occasions. 4hrs later they were still working!
They were shouting to each other and banging about. The walls are extremely thin, you can hear every conversation and every step of the stairs.
Windows are not sound proof so you hear every car drive past (next to carriageway) and every plane take off.
We popped out out get some food, on our return we were unable to enter our room because of work tools on the floor and ladders blocking our room door.
Never once did we see anyone manning the reception to complain to.
The room was not as shown in their online pictures.
Really old furniture, flat pillows, uncomfortable bed, mould everywhere, light bulb above the bed not working and covered in thick dust!, paint splashed everywhere to try and make the room look half tidy.
Every time you flushed the toilet, you were greeted with a brown sludge being left in the bowl!
The shower tray was mouldy and leaking, the shower head was just pouring out rather than a spray, the controls for the shower were extremely hard to move.
The final nail in the coffin for us was when we were chilling in bed after a long day at the Caravan and camping show. We both had a 'shower' and were laying on the bed watching TV in a state of undress, When the so called 'cleaner' just walked into our room. The door was locked from the inside! he didn't knock! just unlocked the door with his keys and let himself in. My wife was not amused!
I got dressed and confronted the 'cleaner', who spoke very broken English, he did not apologise and just said he was checking the room?, and then continued on his way.
We packed up our things and went to reception to check out. Once again no one available, we shouted until someone appeared (non English speaker again). We explained what went on but again, no apology! 
We booked straight into the Travelodge in Sheldon just up the road for the same price. A lot quieter and the rooms were spotless. (Toby carvery next door)
I don't usually leave reviews but i think that this 'Hotel' was so bad i felt i had to warn other people.
I seriously couldn't find anything positive to say.

Avoid!!

For 128 euros a night it's a disaster. You have to say there's a certain continuity 🤣🤣 main thing to make money no breakfast for this dirt from the visitor before the restaurant is no longer there. for this an Indian potato booth right next door my recommendation:

Avoid it

I chose this B&B for its price, because during the fair everything was exorbitantly priced. The property is very close to the airport and even the Birmingham fair, but not served by public services, so it depends a lot on taxis. The rooms are a little small and with dated furnishings, but they are clean and functional. Breakfast is not plentiful, but more than enough. Wi-Fi is a bit problematic. It works well from not being there for hours. If you have the car and you're passing through this B&B is a good solution, otherwise it's better to look further.

In the average

The hotel is conveniently located close to the airport. An old, age-old house. Free parking in front of the house. The reception is not always occupied. The room is small, bright-eyed, very simply furnished. The mattress is very soft. The night was accompanied by the sound of a constantly running compressor of a refrigerator. The breakfast could have been better. The coffee did not deserve the name coffee. In conclusion: Wasn't it really worth the price?
