1. Acceptance of Terms

By making a reservation, guests agree to adhere to the following terms and conditions. Please review these terms carefully. If any conditions are unclear or disagreeable, please refrain from making a booking or contact us for clarification

2. Property License & Compliance

Loena Luxury Suites is managed by Christos Athan. Petkakis & Co LP, a registered business in Thessaloniki, Greece. The properties offered are fully licensed with license number (00002825801, 00002825758, 00002825784, 00002825790, 00002825822). We observe all applicable regulations for short-term accommodation establishments in Greece, including health & safety regulations.

3. Booking and Payment Policy

  • Payment methods: Accepted payment methods include bank transfer or credit/debit card payments. Guests will receive a confirmation email once the payment is processed successfully. Please contact the property immediately if you do not receive the confirmation email.
  • Cancellations & Payment Policy:

    • Flexible rate:
      • Full payment required 5 days before check-in
      • Free cancellation up to 5 days before check-in; non-refundable afterwards
      • Non-refundable rate:
        • Full payment required at the time of booking (non-refundable)
        • 4. Taxes and Service Charges

          • Cleaning fee: A standard cleaning fee of €20 per stay will be charged to all reservations
          • Inclusive charges: All rental charges are inclusive of applicable taxes, including VAT, municipal tax, climate resilience charge, and other applicable fees, as per Greek law
          • 5. Occupancy and Guest Policy

            • Standard occupancy: Suites have a standard occupancy of 2 guests
            • Maximum occupancy: Maximum occupancy of 3 guests
            • Additional Guest fee: An additional charge of €20 per night applies for the third guest.
            • Guest count: Accurate guest count should be provided at the time of reservation and confirmed during check-in. Retroactive charges might apply in case of inaccurate guest count
            • Check-out policy: Check out is expected by 11 am; late check-outs may be available upon request; violation of check-out policy can incur charges of applicable day rates
            • Minors: All minors (persons under the age of 18) should be accompanied by a parent or guardian responsible for their supervision. Guests must provide identification upon check-in to verify age and reservation details.
            • 6. Property Services, Access, Use, and Restrictions

              • Access: Building and property access is available 24/7; access codes will be sent to the email or phone provided during booking or check-in
              • Parking: Parking is not available on site. Guests who require parking should contact property staff for advice on convenient parking locations close to the property.
              • Housekeeping services: Standard housekeeping services to be provided during stay (every 3 days); additional services available for daily fee of €20
              • Internet access & use: Internet access of up to 100 Mbps is available throughout stay at no additional charge. The property is not responsible for guests' internet activity during their stay. Illegal activities or access to illegal content is strictly prohibited. Any violations will be reported to the authorities, as per applicable law.
              • Prohibited activities:
                • Smoking (including vaping)
                • Pets
                • Parties and gatherings
                • Performing professional activities
                • Lighting candles
                • Violation: A fine of €100 will apply for each count of violation to cover the cost of deep cleaning the suite. Any violation may also result in immediate termination of the rental agreement without refund. Local authorities and/or legal proceedings might be involved in cases of serious violations.
                • Quiet hours: Guests are required to observe quiet hours:
                  • Summer: 3:00 - 5:30 pm and 11:00 pm - 07:00 am
                  • Winter: 3:30 - 5:30 pm and 10:00 pm - 07:30 am
                  • Guest Responsibilities:
                    • Guests are responsible for maintaining the cleanliness and making proper use of the property and its facilities.
                    • Guests are also expected to conduct themselves in a respectful manner towards neighbors and property staff. Any disruptive behavior may result in immediate termination of the rental agreement without refund.
                    • Guests must adhere to all health and safety protocols in place, including any measures related to ongoing health advisories.
                    • Guests are encouraged to conserve energy and water. Please turn off lights, air conditioning, and electrical appliances when not in use.
                    • Damage reporting: Please report any damages or incidents as early as possible via email ([email protected]) or WhatsApp (+306936850101). Property damages or missing items might incur additional charges.
                    • 7. Security and Liability

                      • Liability: The property owner is not liable for the loss or damage of guests' personal belongings
                      • Guest Security: Guests should ensure the security of their belongings and adhere to the provided access code instructions. A safe is available in every suite; the property is not responsible for the loss of belongings placed in the safe.
                      • Insurance Recommendation: Guests are encouraged to obtain travel insurance to cover unforeseen circumstances such as cancellations, medical emergencies, or loss of personal belongings.

                        • 9. Communication and Emergencies

                          • Damage, Complaints & Incident reporting: Please report immediately any damages, incidents, or complaints 
                          • Emergency Contact: Please contact 112 for any medical or law enforcement emergencies
                          • Fire emergency: A fire alarm will sound in case of fire emergency. Guests are expected to follow instructions available in the back of the door of the suite, instructions by property staff or instructions by local authorities.
                          • First Aid Kit: A first aid kit is available xx
                          • 10. Unforeseen Events or Force Majeure

                            • The property owner is not liable for any failure to perform due to unforeseen circumstances beyond our control, including natural disasters, government actions, health or other emergencies.
                            • The property retains the right to cancel reservations or relocate guests to a comparable property.
                            • Property credit or refunds to be provided, upon availability, based on circumstances.
                            • 11. Amendments and Applicable Law

                              • Amendments: The property owner reserves the right to amend these terms and conditions at any time. Any updates or amendments will be communicated to guests via email
                              • Dispute Resolution: Any disputes arising from the rental agreement will be handled in accordance with Greek law
