Check-in was an experience I don"t to repeat. The Egyptian receptionist spoke only Arabic, whereas the Bangladeshi porter was multilingual. After about an hour the receptionist finally accepted my reservation. I was given a 2 bedroom family suite at the back - I was thankful for this, less noise. I was totally mistaken - they started to vaccum the adjacent room just as I was getting comfortable in bed. The next night there was an argument outside my door with a fellow guest as the same receptionist had given him the wrong key card. Location was great, many restaurants within walking distance. Mercifully, check-out was quick (because of the porter, maybe?).

First and Last

For the price, it is the best value for money.
Good location.
If you like a quiet room. Take the back rooms.
They do not have a restaurant. 
Most rooms have kettle. Bring your coffe or tea with you.
There is a Laundret, Mini market and a restaurant just outside the hotel.

If you are in a tight budget. It is the best hotel

I stayed there for business for a week, the value for money was good and the room was fine. The water pressure was poor, but this is a general issues in Riyadh, and the bathroom stinks. The restaurant under the hotel is HORRIBLE. The room is huge, friendly staff (not very smart though) and there is a small grocery store under.
All in all, I would go there again, good value for money and good clean rooms
