I was nervous about visiting a budget hotel in Manila. Even more nervous when I saw the local area, a very busy street market, lots of litter not very pleasant. I needn't have worried. the Zen rooms are scrupulously clean, the staff pleasant, friendly and efficient, really enjoyed my stay. Thank you Zen

perfect budget hotel

At first, we thought that this was a hotel but it was a condotel. We had cockroaches, dirty (blood stain) bedsheets, dusty rugs and lamp, leaking faucet/drainage. Bellboys cleaned the room which is very weird! Receptionists cooked and delivered our food to our room. Their trash room has no containers so that easily attracts rats. Hallway smells like trash! Their guards sleep at the front desk at night. Their swimming pool is very dangerous bec. it’s beside a construction site! 

One tenant/owner (beside our room) was having a fraternity “hazing” initiation and we heard loud noises all night and requested to transfer. Poor security, poor building maintenance, poor staff, everything here is a mess! Please don’t waste your money.

Worst Stay

Room was cheap and I was only needing a place to crash for the night so I decided to book here. Sadly, room was not to par with what I expected. Several areas of the room was left neglected and no maintenance seems to be done. Room was also somewhat dirty. Would be hesitant to stay here again.

Needs clean up

The room was big enough for me, had all the cooking utensils I wanted for making soup and cooking rice .Clean  and the room I had , had good wifi. There is a pool to swim and pizza place and eaterys close as are a few bars. Will stay again if there price is right.

Was value for money.

First of all, TripAdvisor should add 0 or negative in the ratings option, I wanted to leave it blank because the minimum is 1 and this hotel doesn't deserve even 1 star but it's mandatory to rate.

I know most people would say, "You get what you pay for. You booked a cheap hotel, do not expect much." But hey, there are a lot of cheap accommodations in the Philippines and even around the world that have exceptional rooms and service. Even backpacker hostels are waaaayyy better than this Zen room at Sunshine Suites so I don't buy the idea of getting substandard service just because it's not expensive.

Because it was a last minute decision and we booked only the day itself, the only available accommodation near our would-be workplace was this hotel. I was in a hurry to book I didn't even have time to read all the reviews (ironic for someone like me who reads reviews a lot).

We arrived late in the hotel, around 10pm already. It's not easy to find, even the guards were not aware that this is called Zen Sunshine. I know this is a condotel named Sunshine Suites or Sunshine 100 but it is expected that security guards know that this is also called Zen Rooms Sunshine. After much thinking and asking around, we realized it's the same thing so we came in. We had several luggages with us so naturally we would ask for help, but the front desk lady said there are no bellboys available at night. So that's it? I pity those who arrive at night because there's no help available. Ended up getting help from security guards.

Why did I say it's the worst hotel? (aside from not getting help when we arrived) I have too many things to say but I bet I'd end up getting tired from typing every single complaint so I'll just list down those that I remember quickly:

- room is smelly
- AC is so noisy
- no housekeeping at night (we asked to change our sheets because they were dirty, the front desk staff had to do it. Took them forever and few trips back & forth to our room before they were able to change, eating up our time waiting instead of resting)
- like i said earlier, bed sheets are dirty
- the mattress isn't comfy
- the bed frame looks like its about to collapse (broken, actually)
- the sink in the bathroom had lots of shaved hair (probably from previous guest)
- there was a used soap in the sink (from the previous guest)
- advertised facilities are nowhere to be found (ad says there's coffee maker and ironing facility but when we asked for iron the staff just said "wala pong plantsa eh.. Wala po talaga") It's clearly a FRAUD since what they stated in the ad might just have lured the guests to book their room only to be disappointed in the end
- there's water heater/kettle but there are no cups or even glass for drinking water (ad says there's coffeemaker) 
- flooding in the shower area, water doesn't go down immediately probably the drain is clogged
- i saw cockroaches in the front desk when we checked in
- no tissue provided, we had to ask for it
- when we said we will just leave the next day and asked for a refund, the lady said we should speak to this blahblahblahblah (seems like she doesn't know who to escalate this to and what their org chart looks like)
- bec the intercom isn't working, when I checked out I had to go down to ask for assistance with the luggage. I hate their lift cos its too slow (room was located on the 25th floor), dirty and smelly, plus it felt suffocating. Unfortunately, no help arrived so the front desk decided to go up with me. She carried the trolley. We cannot come inside the room anymore bec she already checked out and room key card wasnt working anymore, they didnt have any spare keys. I was starving and hallway was so hot I was in my beastmode already. She went down without informing me and I was left alone in the hellish hallway. Anyway, she went back with the keys, and I pity her for doing tasks that are not within her scope because she's supposed to stay in the front desk.

I've attached here photo of flooded bathroom and broken bed frame, as well as the ad stating their so-called facilities that aren't really there.

I sti have a lot to say, however it might further eat up my time for other productive things so there, I just wrote here the worst so travelers can be warned.

IMHO, the Zen brand should probably reassess if this should be included in their properties, either because it ruins their brand OR Zen's property management capability is so poor it ruins Sunshine. Or both.

The worst "hotel" I've stayed in. Ever.

We stay there for 3 day and 2 night . Everything was over expect ,value of money , the room is clean look new all staff is friendly . We stay there after went for. Oslob. The location is close to the center . Everything is the best ! High recommendation! We will be back again!

Nice hotel and friendly staff

We spent a couple of nights there and we were thrilled! friendly staff and very clean rooms! large room but small bathroom but complete for every need. huge swimming pool slightly detached from the building but very clean! slightly higher price being a chain but worth it. very serviced area.

Good accommodation in Manila

Before booking I read some reviews and all in all it seemed like a good choice. Mha I would like to know where is how some people live. But anyway we come to us. When we arrived at the hotel after the formalities we were asked for a deposit of 1,000 pesos for any damage, so we were escorted to the room by an employee to check out how the room was.
