Mokoia Downs is a great choice for your stay whilst exploring Rotorua and it's surrounds. It is located a short drive from the city center and has amenities close by. I stayed in the very comfortable Taranaki Room which had it's own separate bathroom with bath/shower.  There is tea/coffee making facilities within the room with cookies and a small fridge.  The room was warm and quiet and has bathrobes you can use.

Lisa is a great host, knowledgeable of the surrounding area and provided suitable suggestions based on what we wanted to do. She is also a great cook.  The homemade muesli and cooked breakfasts were delicious.  There were also a selection of cereals, fresh fruit, youghurt and toast complete with a selection of condiments and homemade jam.

After a busy day of sight seeing, it was great to be able to unwind in the sun conservatory or on the outside deck.  The B&B is located on a small farm with a gentle stream winding through.  We could also wander to see the ducks, chickens and sheep.  At the time we were staying there were two rescue donkeys also roaming the paddocks.  The farm animals were friendly and didn't mind a pat or two.

There is also a home cinema room, complete with kitchenette.  It's a great way to finish off the day with a movie and popcorn.  If you're lucky and drop in at the right season, there is a walnut tree which drops and you can try fresh walnuts.

We had a terrific time in Rotorua, made all the better with Lisa making us feel at home during our stay at Mokoia Downs.  I would highly recommend.

We had such a memorable time at Mokoia Downs B&B. The facilities were excellent, our host Lisa Rademacher was tops with making us feel welcome and making us the most nutritious breakfasts with a lot of her homemade condiments. Waking up to the beautiful surroundings with birds and animals around was a real treat coming from the city. We even got up close and personal with the animals! BONUS!
Highly recommend staying here. You will NOT be disappointed. 

Unforgettable Weekend at Mokoia Downs B & B

Thank you Lisa for the wonderful time we had at Mokoia Downs B&B last weekend. We were greeted so warmly by Lisa. Breakfast was absolutely yummy, great selection of seasonal fruits, the best home-made muesli and many more to choose from. Our room was very cosy and it was lovely waking up to the sound of birds singing.
I will definitely return and tell all my friends about this wonderful place.

Time for a break.

We stayed at Mokoia Downs B & B for a girls weekend away. Upon our arrivals, Lisa showed us to our rooms and gave us a tour of the place including the surrounding outdoor area. What a lovely setting! The conservatory was perfect place to chat the afternoon away, accompanied by freshly baked lemon cake and coffee. Superb!

The place feels very cozy, the bedrooms were made immaculately and the bed was very comfortable. We were warned prior arriving that the weather has been getting colder in Rotorua so to bring some warm clothes, but as it turned out the sun was shining and the temperature was pleasant. Lisa made sure everyone was warm enough but we didn't really need anything extra. All rooms were equipped with heaters but most of us didn't need to use them.

Breakfast was a feast. A selection of cereals (including the BEST ever home made toasted muesli I ever tasted), bread/toast and a collection of spreads (some are homemade too), freshly baked muffins plus some hot items (egg benedict on the first day and scrambled eggs on the second day) and poached fruits. A couple selection of juices and nice strong coffee. 

We knew that Lisa has a few friends living with her: the sheep, donkeys, ducks and chicken plus of course Molly the very friendly cat. What we didn't expect was the "farm experience" we got. Just happened the sheep were due for shearing, so we got to herd them to another paddock and watched them being shorn. What a neat experience for city girls like us :)

Lisa thank you for a lovely time at Mokoia Downs B&B, you are an amazing host and your place was so perfect for us to stay. Looking forward to come back again and next time perhaps we get to use the pool and the cinema.

A superb place to stay!

I have stayed at many different B&Bs around the world and I have to say this one is definitely overpriced for what you get. My "family suite" was old and dated, it's actually attached to the garages outside of the house and looks like part of the space was converted into a room. It was cold and damp, when I told the owner, she replied "well didn't you see the heater in your room, it's right there)...I had no clue there was a heater and it would have been nice if she showed me when I first arrived. She ended up bringing a bigger one the 2nd night, but for some reason it stopped working in the middle of the night. The bottom line is nobody should be in that room when it's cold out, it's not equipped or insulated for the cold. 

I contemplated telling her all of this before I checked out and decided to say something. She had mentioned several times how she had just taken over in August and that's what the prices were set at...well now that you are the new owner, my stay should have been discounted and nobody else should have to pay $530 NZD for 2 nights in that room until it's upgraded. 

It was a disappointing stay after all the good reviews!

OVERLY priced! Wouldn't stay there again!

We were welcomed by Lisa, who took care of us, was always available and gave us good advice. Very good breakfast. Absolutely recommended for both the place and the owner.

Happiness is in the meadow

Recently we (my adult daughter and I) were able to stay for a few days in this magnificent B&B. Teresa and Mick are very special hosts and have enriched our journey by their friendly and humorous art by making our journey a further highlight! The beautiful, spacious and well-kept presence is very quietly located and has among other things a friendly swimming pool for guests, a smooth library, a very cool cinema (in which we originally viewed Lord of the Rings) with a well-equipped kitchen to prepare our own delicious and beautifully available sanitary facilities. The host was able to make a second taste of this delicious food. While the rest of the morning's delicious breakfast was made into a very delicious meal, the best of the morning was to eat the best of the morning, and the best of the morning was to eat the best of the morning, and the best of the morning was to eat the best of the morning.

Great people, great place.

We were so well received and so well taken care of! It was a great pleasure to stay at Mokoia Downs Estate, a real little paradise! There are the delights lovingly prepared by Teresa and Mick, the charming companionship of animals (too much fun to feed them!), the beautiful flowers and vegetation... and we also had a lot of fun exchanging with Teresa & Mick, wonderful guests - in short, what happiness!!

The best breakfast of the whole holiday, great accommodation, very nice hosts, everything top-notch. A bouquet of flowers with welcome greetings in the room, you just feel welcome here. When we come back to New Zealand, we'll definitely go back here.
