I booked this place on Hotels.com in the hope of having a romantic weekend. I have to say that when I was booking it there was no explicit information that the place is a bed&breakfast (it was portrayed as a 4star property!!). The trouble started as soon as we arrived. First with finding the place (as we were looking for a proper sign). Finally we found a small note that showed that door is the place, but no one was there. The note said to get the keys from a nearby shop, but that shop was closed! (The owner of the B&B did not bother to provide the information about getting the key in advance). We called the number on the note. The owner said that he is in hospital for long time and that is why who is not there. He told us to go to another shop to get the keys. We walked to the other shop but the owner had no clue about the key. She walked us back to the initial shop were finally someone opened the candy shop door and passed us the keys. 
Also we were told that there is no breakfast and we will be compensated for that (it never happened).
On the plus side the flat was clean and very central. It was just a pity that the owner's poor communication and the misrepresentation of the property ruined the experience. 

Terrible B&B experience 

In a small street near the restaurants, an atypical and very well equipped apartment, a real Dutch house, very old and tastefully restored.

In a very quiet little street, an authentic Dutch house, two steps away from everything: canals, restaurants, bars, etc. Plus, nice terrace and wonderful host!

Very warm welcome, ideal situation

I will make this short as it is second hand information from my father who stayed there in the fall of 2016. They enjoyed the location, the breakfast and the apartment. (upstairs kitchen is very minimal). The owner is a bit of a character. He is a Trump supporter and was very vocal about politics and even sat down with my parents during breakfast in their room. They felt uncomfortable by this familiar interaction and felt it was unprofessional. If you are ok with this, it's a decent place to stay.

Excellent location!

The apartment is in a perfect location to enjoy Utrecht. Spacious with very comfortable upstairs bedroom and lower floor living space with kitchen and outdoor rooftop patio. Very close to Dom tower, shopping, good beer (go to Olivier's!), and just a 10 minute walk from centraal station. We arrived on a Saturday with the outdoor market and shopping at its peak and it was VERY busy along the canal streets, but we easily located the apartment tucked in along an alley. Things were much less busy the rest of our stay. Hans is very friendly and helpful - his tips were just perfect. And we loved hearing the bells. We did not have the windows open (late Sept), so the bells just added to the atmosphere and did not keep us awake. We look forward to coming back to Utrecht to stay longer and we'd definitely stay at Rosendael again.

Great location, great value

I stayed here for just 2 nights. Location is one of the best in Utrecht, within walking distance of everything and the apartment is quite outstanding. Si I decided to get here again for a long weekend with my husband. Utrecht is one beautiful cities to visit.

If you keep your expectations tempered, Rosendael is a wonderful longer-term stay option.  The apartment we stayed in is two levels - a downstairs with complete kitchen, dining table, and a living area (sofa, chairs, etc.) and an upstairs with bed and bath.  The bathroom is large and has a shower only.  It also has a washing machine, so you could do laundry if you were inclined.  The wifi is free and fairly fast.  

Rosendael is less than a 10 minute walk to Utrecht Centraal train station and closer to some of the major sights, like the Domtour and Domkerk.  It's one block away from the canal and is surrounded by restaurants, cafes, shops, and at least one grocery store, which makes Rosendael a good location to explore the region.

Nominally a bed-and-breakfast, you would do well to assume that breakfast is a perk: if Hans, the friendly proprietor, delivers bread, cheese, cold cuts, and fruit to your apartment daily, you're doing well.  It was hit-and-miss for us, but when delivered, it was more than a sufficient continental breakfast. We also had a problem with some of the electrical outlets and lights upstairs not working off-and-on every night, but we dealt.  We didn't get a chance to mention the electrical problems to Hans, but we were up early and out late, so, this being a B&B, we had few opportunities to talk with him.  Overall, Rosendael is a good option for the flexible, ranging tourist.

Lots of Space; Great Location; Mostly Good Breakfast

Very extensive and well maintained the department, the attention of its brilliant owner with all the explanations about the conveniences of the department and about what places to visit, very complete the breakfast and Utrecht a beautiful city.

This is excellent!!!

The hotel is located right in the center, but it's not easy to find it. It's apartments (two-story apartment) with an unobtrusive sign that says to ring the next door)). on the first floor there is a dining room, sofa, TV. On the second bedroom and a bathroom with a washing machine. The owner has three wonderful mines of coconut!), ready to communicate if you want to. In the bedroom there is one large double bed and one single bed. The owner is adequate, generous, helped us with the city multi-level parking lot (somehow managed to make the price lower))). He brings breakfast himself.

Not a typical hotel.

We stayed in these apartments for 1 night in March 2014. They are located in the very center of Utrecht, the location is simply chic. Everything is close by. The environment inside the apartments is very cozy, domestic. There is a kitchen with all the necessary equipment. Excellent breakfast. A huge thank you to the hospitable owners who live in the neighborhood. Everyone explained and told what you can see in the neighborhood interesting. Helped to find a free parking nearby and in general it was nice in a foreign country to get such hospitality and pleasantness from the owners.
