Great location, cheap and very clean. Staff is very friendly and helpful. It is near a delicious night market and there are many restaurants and coffee shops nearby. Many convenient bus routes are nearby also.

great and cheap

My friend and I stayed here for a month. The staff (especially a young man named Ko Law) were extremely kind and accommodating, they would assist us with getting taxis and help with our Myanmar pronunciation. We saw them scrub the bathroom daily and clean our rooms. Although the rooms are basic, with a working AC, cheap price and great location Hninn Si was a pleasant month long home. 

Cheap, clean, friendly 

So many wonderful things to list about this place..
1. Price for the entire room $12/night, i stayed 11 nights 
There was no closet so I used one of the bed to put my stuff and combined the 2 beds to make it a queen.
2. Friendly staff and most had minimal English but always helpful
3. Bathroom was clean (which i feared) with western toilet. there's 2 shower and 2 toilets, I did notice a few ants crawling when I was using the restroom
4. Walking distance to bus stop 
5. Air conditioning 
6. Did Not experience bed bugs or mosquitoes in my room (402) during my stay

I wish that hotel offered bus route information and instead of typical English breakfast maybe offer Burmese breakfast dish like mohinga. Streets are a little noisy and Burmese people are loud, it didn't bother me when trying to sleep but it might if you're sensitive, so pack ear plugs. I would stay here again.

Great place for someone on a budget

For a budget hotel, we enjoyed our stay because of the qualities listed in the title. Our room was quiet and the beds were good. We would recommend this hotel for backpackers and travelers on a budget. The owner speaks great English and staff is happy to make transportation arrangements. We were able to store some items During our travels out of Yangon. The shared bathroom is very clean ALWAYS.

Accommodating, welcoming staff and very clean.

As I am living in Yangon, I've stayed at Hninn Si several times. The staff is extremely welcoming and helpful.  The rooms and bathrooms are very clean and breakfast is filling. You can't beat the price and location.  I highly recommend a stay here.

The Best Place to Stay in Yangon

The walls of these windowless rooms are very thin and we can hear everything that's going on in the neighboring rooms. The wifi is poor and it doesn't catch up in all the rooms. The common showers are catastrophic: when a friend took a shower, all the shower water from the person taking her upstairs fell on him... And the best part for the end: the manager, aggressive (she called my friend who was calling her for a question, got angry alone and ended up hanging up on him), in the hotel and showed a good example of will.

Never set foot in it.

We've been back several times to this guesthouse, originally found by chance. Spacious but really clean and cheap. Comfortable beds and a hot shower. The owner knows a lot about it.

They're split, but very clean.

For the price paid, the hotel was convenient. No hot water in the evening but we finally had one in the morning, common sanitary but clean. Summary rooms. Breakfast was not great but the hostess' reception made a difference! I joined a previous comment, the front door is scary!

A great welcome.

The entrance is rather scary but the rooms are clean, the toilets are clean and the breakfast is nice, whereas the rooms on the street side are very noisy with horns that start around 5am.

All right, that's it.

A basic room, 3 beds, 1 person, 1 table, air conditioning, common sanitation, relatively clean, hot water, free WiFi but complicated to have a good connection, basic small deck, nice staff, possibility to buy bus tickets, good situation.
