The worst place I know in Asia, and the most dirty in Laos. Pathetic welcome. No one takes care of you. When you ask something, staff is just able to say : we don't speak english... It looks like staff is only waiting for the hotel closure...

A shame.

The staff is very very nice even though they lack the English for a better communication. 
The breakfast is nice except for the coffee. 
The bungalows are very clean, have balconies and it’s very quiet. 
Will definitely come back. 

Peaceful and affordable place on the other side of the river. 

When we arrived at the reception we were already very poorly received, they made us pay without anyone seeing the bungalow. When we arrived at the bungalow what a bad surprise, the photos talk about them themselves. No maintenance in general, mold in the bathroom, electrical installations are really scary and I don't pass any equipment like dry hair, no remote control to set the air conditioning to block to 16 degrees! Finally, in general the parks are not maintained. We had a nice chicken-like pool, a glass bottle of view... especially if you have a glass on the ground don't disturb your own people who do the whole day if you want to see. And the worst thing I can say is that we decided to go back to the reception, and we also did not pay for the water, which is the key to our stay (I'm not aware of the fact that the internet has made us pay for our stay).

Get out of the way!

I booked on bookings.com and upon our arrival I had discovered that I was in the cheapest bungalow. That is not what I booked. It was quite simply A thatched bungalow. With the bed with the most uncomfortable mattress I have ever slept on and the mosquito net and fan. The bathroom is separate if you could call it thatWith no more than a dribble of water coming out of the tap. The hostels backing onto this property pump out music. Although the setting itself is beautiful and tranquil it’s not what I would call a peaceful haven. The staff are very kind and friendly. Alright for a night stay unless you’re willing to pay top dollar and move into the higher end bungalows. 

No sleep

Clearly the place hasn't been maintained for Many years.
When we arrived the receptionist was clearly VERY drunk, and we stood there for 15 minutes before he even approached us. We booked the stay 2 weeks before we arrived via Booking.com, But he couldn't find the booking, and he couldn't Say more than 3 words in english.
There were No power outlets in the bungalow That worked, and the Window was broken, so everybody could climb into the bungalow if they wanted?.
Besides that, the bathrooms was SO dirty!!!
There is also a pool, But there is No water in it, and it is filled up with Trash :)
Don't Go there!!!

Worst experience in Laos

incredible, travelled a lot, been in many hotels but this was the worst. One star for location (near the center) If you want to commit suicide : take a shower, heating system in the shower with open electrical wires!). Or go swimming, although they warn you not to go in the pool. Dirty, mold everywhere

It's very expensive, everything in general, from the rooms to the facilities, as if they hadn't invested a fortune in the last 20 years, the swimming pools are a frog's pond, you can't afford to pay with a card, and the shower is scary, and the photos in booking certainly don't reflect reality.

Decadente is the word.

In different websites and its own brochures it promises restaurant, waterpark, swimming pool, english-speaking staff, free air-con... 

none of this is true. None.

What a disappointment. Weekend are expensive, weekdays not but still not worth of. Place is dirty!!! And almost everything is broken

Dirty and doesn't keep its promises

The price ratio is correct and close to the centre with a very pleasant isolated side, but we regret the lack of general maintenance which affects the stay a little. As the title says, the place is very beautiful and full of potential and we feel that it could be better!

Well, it could be even better.

It's a bungalow complex, some of it concrete, some of it knitted, some of it has its own bathroom, some of it has no bathroom, some of it has no bathroom. The room has hot water, candy, wifi catches little, but catches little. The furniture is very tired, clean bedding, soap and a couple of bottles of water. The rooms are dirty in the sense that whether it's a break-up on the floor, it's an old-fashioned balcony.
