I've stayed there with my wife and it was a great experience for the price. About 15m walk from downtown and night market but with the free biker offered by the guesthouse you can make in 5. Nice air conditioner, fridge, bed, hot water and good breakfast. I also rent a scooter ( much more expensive than Chiang Mai ) and had no problems with extra charges. I've stayed there on Nov 17.

Bang for the buck

We booked for 5 days. Be very careful what kind of room you choose! For 25 euros a night what is not given in Laos we thought we would find a relaxing and pleasant room. We were halfway underground! No lights, no ventilation, window bar that can only be opened and that faces on a wall! Very very oppressive and really unpleasant. Sometimes very noisy. The staff refused to change rooms. Too bad because the rooms are relatively well equipped, the housekeeping is well done. Far from the city center but the hotel is ready for bikes. Lunch but not enough.

Clean room, comfy beds, hot powerful shower. Nice 10 - 15 min walk into town. Nice breakfast included. Staff pleasant but not over friendly and helpful. Free bikes but the back break didn’t work on the one I had and everything felt out of line. A cockerel right outside our room woke us very early every morning. 

Early mornings thanks to the cockerel. 

Small property, ten minutes walk from the night market and the centre. Large and very clean room. Gentle staff although not everyone speaks English. Abundant breakfast and discreet wifi. Possibility to rent bicycles for free. Laundry service to forget (36 hours for delivery and a sweater to throw away).

Everything's fine except for the laundry.

Good location, spacious rooms, clean and cleaned every day. Very nice home, good wifi connection. Breakfast ok. The possibility of borrowing bicycles for free is really a plus. The possibility of booking excursions, taxi, tuk tuk and renting scooters directly from the establishment. We had a mishap on the spot (loss of the scooter keys) and the director of the establishment was very good with us. I recommend this establishment 100%.

It's a very good establishment.

PP Guesthouse is a welcoming and well-paid place. The manager is always available and attentive. The rooms are very clean and relatively sober. The place is rather quiet even if you are awakened by the morning traffic and the singing of chickens. The wifi connection is excellent. Very good geographic location. Do not hesitate to use the bicycles that the guesthouse graciously makes available.

Excellent value for money

Room and bathroom very clean with AC and fan. Big breakfast included with fresh fruits and many choices. Free coffee all the day. Bicycle available for free. 
The staff are very kind and always take care of yours needs.

Excellent guesthouse and good value for money

We booked this through booking.com. Only one bed was booked when we needed two. We got the impression that there was only 1 available. We decided to go somewhere else. The owner demanded that we cancel our booking, however the  booking.com app stated that we would be charged a hefty cancellation fee. The owner reassured us that this would not be the case, so we cancelled it. Low and behold, we were emailed the cancellation fee (same price as the room for 2 nights) when asking the owner why, he demanded we move on. We asked for a refund, as we had been incorrectly charged. He then told us to take it up with booking.com (despite him reassuring us twice that we would not be charged) He was even emailed confirmation that we had been charged! He refused to contact booking.com. When we asked to use the phone to call, he said no. Very odd situation. We had walked 20 minutes to get there in the hot heat, sweat was dripping off us (we must of looked a sight!) we were never once offered water. In the end, booking.com said we had been charged as the hotel requested it. They waived our fees (booking.com, not the gueshouse) due to the amount of previous booking we had made with them. Really horrid experience, the guy was only interested in getting his money. On the plus side, the other guests around seemed to be enjoying their stay.

Misleading owner/receptionist.

This new Guesthouse is in an ideal location with clean rooms, good wifi and air con. The manager is very friendly and helpful and the breakfast was fresh and tasty. They rent push bikes for free which was a great way to see the local sights. Great value for money!

Lovely guesthouse, amazing staff!

Before agreeing to stay in this guesthouse the receptionist promised us breakfast. In fact they advertise that breakfast is included on their sign outside. The next morning the manager refused to serve us! The manager was very unprofessional and could have handled the situation better. Do yourself a favor and stay somewhere else in Luang Prabang!
