If you're a snob looking for carpets and extra luxury, this rental room is not for you, but the strengths are above all the proximity to the basilica, the price content, cozy style, but above all CLEAN. The last floor is probably to be renovated, but basically, it's cozy, warm, air conditioned, and with cordial staff. If you visit Assisi you do it with a spirit of prayer, so it's a nice accommodation... Thanks to this place I managed to find a last minute.

Close to the basilica, cozy and clean

The location is the only favourable point we have found in our stay; it is close to the city's attractions, but very noisy. The formula b&b is certainly not what we expect. On arrival we were given a valid indicated ticket for parking, which staying in the structure is discounted by a few €, which brings the cost of staying for one night to a hotel price. The same ticket can be used for discounts in different places, but is not advertised by the managers. The room is quite clean but with antique furnishings, and in the services if you do the shower you will have all the lack of the box.

Good position, but disappointing.

Starting from the strengths, the location very close to the Basilica of San Francesco, the price say content and cleanliness (2 stars for these positive factors). As for everything else I was absolutely not satisfied. Not to say antiquated rooms, zero maintenance, sockets that break off the wall, broken ceiling fan'replaced' with a classic ventilator. Obviously no air conditioner, morale, hot atrocity. Owner we are lacking. I'm sorry, but it takes so much to take care of housing that is already running out?

It's a rented room and not a b&b! Breakfast is at the bar in front which only offers cornetto and cappuccino. We sent an email asking if there was a possibility for me to have a breakfast free of animal protein and no one answered us, the result: breakfast only cappuccino with vegetable milk is a bar. The bathroom, small with the shower that is done wet the toilet because there is no box, the phon had not the appropriate socket so it was not usable. Clean but small room.

Little Attention to the Needs of Guests

Excellent location, clean environment, friendly staff, very close to the parking lot John Paul 2, only 5 minutes walk from the basilica, the property offers the Assisi card for parking facilities, breakfast at the River bar a few meters away, also with friendly staff... I strongly recommend staying here

Good location.

Very convenient position, attached to San Francisco. Owner who called me, as he was arriving on his motorcycle and in the rain, and he took care to know the time of arrival so as not to have me waiting outside. Good cleanliness. The lady at check-in very kind. Breakfast: cornet and coffee/cap at the bar below. I expected something more.

More than a B&B is a rental room

And a rental room. Located in the center of Assisi so tactical, to move on foot. Basilica about 250 meters. The room is not very large, a little old style, but like furniture it does not lack anything. Good cleanliness. And cmq remains the fact that it has a good price. affordable

Overall, the BB is in a very comfortable position, attached to San Francisco. Spacious room with a TV, small bathroom. Too bad the owner was not attentive to our arrival, with presapochistic indications on the meeting point, leaving us in a needless wait in the rain.

It's a fabulous location, a very simple room with all the comforts, very clean, very friendly from the manager, Mr. Gianni, and the cleaner, very much recommended because even with a 2-year-old girl I felt very comfortable.

It's excellent.

The location of the building is fantastic: very close to the bus station and the Basilica of San Francesco! The bathroom, however, is a little too small, with a lighthouse that can hardly be opened and there is no fan.
