This is my second trip to Reykjavik and both trips stayed at Gunnar's House of Spirits.  Very centrally located on a quiet street away from the buzz of the center square and downtown streets.  Gunnar is a pleasure to deal with -- incredibly responsive and helpful.  Flights from the east coast arrive at 6:15am and Gunnar was good about accommodating our needs.  Hotels, like EVERYHING in Reykjavik, are incredibly expensive.  House of Spirits may not be the fanciest nor the hippest, but it is an excellent alternative for those who are willing to compromise for real value.

Very basic, good price, great location

We had a great stay of 3 nights! You have to know that the accommodation in Reykjavik is relatively expensive (even the hostels for young people). Our studio was perfectly equipped (kitchen with all the necessary equipment for cooking, towels, toiletries, some discreet condiments) and very charming. The bed was clean and comfortable, the bathroom small but functional. And most of all the studio is very well located, you can do everything on foot! I highly recommend it:)

It's the perfect place.

We had 2 rooms. Both bedrooms and kitchen areas were well equipped. Very comfortable and clean rooms in a perfect location. There was parking on street right in front. Nice spot to bring in the New Year!

Great location. Would go back

Stayed here for 5 nights in June. What a great place! Gunnar the owner of the buildings is so nice and helpful. Simon his assistant greeted us the day we landed and gave us great tips. Highly recommended!!!

Amazing location!!

Have stayed at the same place twice in the trip. As always the place was impeccable. It is neat, clean and with many amenities : hair dryer, heater water in bathroom, kettle, toaster, microwave, coffee maker, towels, face towels, WiFi, streamlined check in or check out, food like milk, curd, tea bags, salt, pepper, oil, muesli, hot chocolate and so on.. If you're lucky, past tenants may have kindly left pasta, cornflakes, rice and many other food items. Gunnar and his helper have also kept Iceland tour guides and Reykjavik city guides throughout the place. There is a small TV in the common area on the floor too. The bathroom is inside the room only and is completely private. Would totally recommend the place for stay in Reykjavik near shops and the main restaurants area. All sightseeing points are within 10-15 minutes walking distance too.

Nice homely place with private bathroom

We spent four nights in this boarding house and would do it again. The location in the centre of Reykjavik is great, everything worth seeing is within walking distance. The house itself is located in a quiet side street. When we arrived we were positively surprised by the great equipment of the kitchen of our studio. Corn, milk, coffee, filter bags, yogurt, marmalade,... a lot of it was there! This was very pleasant to arrive. The studio was easy set up, but comfortable. IKEA style! If there is anything to criticize, then the fact that everything has come a little bit in the years. The basis for the small, refurbished house we already have. Unfortunately, the price-to-sale ratio of the bathhouse is not a good comparison for us.

Good, even without ghosts!

We never met the host, so all the comments about how lovely he is, I can't confirm.  The room was adequate and the location very good.  The pillows could be improved, but the beds was comfortable and for the price, I'd stay there again.  It was quiet and convenient. , and there was coffee and breakfast in the kitchenette.  I must say, the communication from the host was great, but I was a little surprised that he had charged my credit card for the room before we arrived, when our booking indicated we could pay upon arrival.

Clean enough, good location, nothing special

The quality of the apartment was poor: broken door handle; wobbly water shaft; small shower with small curtain; electrical wires spinning from the walls; partially missing bathtubs showing the wall that seemed to crumble. Gunnar, the owner did not let his on-site assistants (José and Simon) know that we would arrive early in the morning to leave the luggage, so we had to disturb assistant Simon who was not working that day, being ill; after unnecessarily trying to reach Gunnar by telephone.

The only positive note: proximity to the city center.

Apartments in the centre of Reykjiavick, with private bathroom and kitchen. Clean. Kitchen well equipped.Each apartment is different (we stayed in 2 apartments: the second one was better than the first one, but it also cost 10 euros more).

Simple one bed apartment did just what we needed. Clean and tidy, this is located a stone's throw from the town centre, so really handy but quiet at night. 
Owner and housekeeper were really helpful, happy to let us in a bit early and to store luggage. If you are looking for a good base then this is a safe bet.
