The only real problem is we followed Google Maps suggestion on the easiest way to find it.
Once there we had to wait for the owner as they do not live at the property, as stated on Booking.com.
Once she arrived she was very helpful and her English is certainly better than our Hungarian, but we muddled through and got checked in. 
The rooms were well appointed with a comfy bed and a tired but useable bathroom. AC was available but at an extra cost, which we were willing to pay as due to the extreme summer heat at the time.
Breakfast was good, with the owner and the lady that helped here keeping the buffet fully stocked with traditional Hungarian breakfast of meat, chesses and bread.
Once we discovered a bus stop outside of the guesthouse moving around the city was easy. For people not use to travelling in Europe on public transport suggest you get a taxi here first, then use the buses, trams and metro.

Quiet neighbourhood

I do NOT have a nice experience in this Panzio. By night you sleep along, it is no front desk or personal whose taking care the visitors. It is no air condition. The clean is very poor. I recommend you go some other place.

Very poor cleaning!

We spent 5 nights there at Easter 2017 to discover Budapest. The guest house is a large house in a quiet neighborhood of Buda, north of the Castle Hill. There is a bus stop (No.11) just at the foot of the building which leads in less than 10 minutes to the Batthyany metro stop (line 2). Public transport level, no worries about going back and forth to the guest house. The first night, one of the drawers didn't come down. We reported it and we were moved to another room. The room was big enough for 3 pax, with 2 double beds, 2 chairs, TV, but a tiny bathroom where it was impossible to sit at two. Apart from that, the breakfast room is a nice lunch, jam, salami and cheese.

Just calm down.

Under its beautiful façade are old rooms. We occupied a first room for 3 people when we were only two. Large room, big bathroom, carpets that hadn't seen the vacuum cleaner in a long time but clean and comfortable bed. After 3 nights we are asked if we don't want to change nice for a 2 bedroom. The second room is large but designed in such a way that there are no bedside tables, the bathroom is small, no shelf for toiletries, just a stool, one has to move in a crab to sit in front of the shower and the bathroom or the sink. But it's a clean one. And there's a nice balcony:
