For a very reasonable price you get a large clean room with an en-suite toilet/shower room (also very clean), tea and coffee, a small fridge and a perfect location. This is much better than "budget" and deserves  all the success it can muster. The couple who run this establishment kepp themselves low profile but are helpful and very pleasant.

Does what it says on the tin

Arrived here a week ago to find one of the best guest houses I have stayed in for years , comfy bed peaceful setting and great location , would highly recommend it to anyone . The shower just needs to be more powerful apart from that just prefect . 

Fantastic 1st class accommodation 

Lovely location close to Hospital (reason for visit) clean, comfortable and within walking distance... and free parking on road 
A good night sleep in a quiet area with park across the road 
Also pubs and restaurants/takeaways within easy access 

1 night stay 

Good location and friendly host. We booked a room with the jacuzzi bath. The bath was good but the bed in the room was broken so we had an uncomfortable nights sleep. Also the tv remote was broken and patched up with tape. The room had a few cob webs and some of the wall paper was coming off so it could do with a touch up.

Average experiance

We had a comfortable stay, the Guest House is well located and easy walking to all the town facilities, Warwick Castle, the racecourse etc.
While our room was large and comfortable there were some light bulbs which needed replacing, bedding torn, spider webs to be removed and dust from the tv.
The last time we stayed it was immaculate and breakfast was served, which is no longer. (We should've done more research before booking).

Comfortable, good position but lack of passion

We pre-booked this B&B for one night en-route from Southampton to North Wales through Late Rooms. On arrival we rang the doorbell and the rang the mobile number posted by the front door with no response. We continued to ring and revisit the property several times with no answer. Thankfully a nearby B&B had a room available. Since returning home we referred the matter to Late Rooms and, as I understand,  they have been unable to contact the B&B. I would suggest that if anyone has a booking at this B&B they ensure that the booking is safe.
