We were left standing outside for a while as the doorbell wasn't working.  The room was warm, the bath was large and there was plenty of hot water. However inadequate attention to details: no bins provided in bedroom or bathroom, nowhere to hang towels, no bath mat, no mirror in front of the bathroom sink, no spare blankets.  The toilet was stained.   A small pain au chocolat, a banana, box of raisins and carton of apple juice was left in the room which I think was breakfast.

Perfect location for Lowestoft seafront 
The room was a family room , although I was travelling on my own and had plenty of room . The two swivel chairs by the window was perfect for watching the world go by

Great location

This proved an inspired choice as we only went in for a snack.   Seemed to be two young guys running the place super friendly and very efficient.   We were going to have Cup of rea and a cherry bakewll tart, but talked into having cherry bake well cake with cream.   This was absolutely delightful, thanks guys, definitely recommend this cafe.

it   was a    great place  to  park   right  out  side  the  front  door  of  the  guest  house that's    a  great  start   for  me  the    guest  house   is  perfect  for  front  at  Lowestoft  our   room  was  looking   over  beach  and  sea   our  was room  great  the   owner   made   us  feel   welcome  from   1st  min  to   last  min  so   we   you   cant  go  wrong  and  we   slepped   very   well   a  lovely   guest  house    for  us   thank  you  derek and  pam

Ashley was a great host, but we booked a night when everything went wrong for him. the boiler didnt work, the electrics failed, but he managed to make us welcome in difficult circumstances. lovely breakfast and coffee.
Road noise was a bit disturbing, but he is changing the windows which will help.
but good rate for the night.

When we arrived we received a fantastic warm welcome from the host (he did tell me his name but I'm afraid I do not have a memory for names). He showed us the breakfast room then took us up to our room. He gave us our keys and went through timing of breakfast and how to contact him should we need anything. He also pointed out the wifi details. He was extremely helpful and made us feel very welcome. Our room was spacious and had everything we needed. It also overlooked the sea which was great. However it was incredibly hot at 26C and we couldn't cool it down (obviously this isn't the fault of the owners. They had put a large fan in there to try and help). The road out front is a busy noisy road throughout the night so if you are affected by noise as I am you won't get any sleep, so I would recommend a room at the back of the house. There was a good choice of things for breakfast including various home made breads. The host was happy to accommodate requests which was fantastic for my 11yr old, and my 13yr old was happy with the choices. There was also a generous 2 hour slot for breakfast. The location was excellent (apart from the road) - just a hop skip and a jump across the road, some green and a car park to the sea and an easy walk to restaurants and entertainments including the Marina Theatre. I would highly recommend this B&B if you are in the area - just talk to the owner about what sort of room you need in terms of how quiet, I am sure he would do anything to help. I doubt we will be back in that area but if we ever are we would be happy to stay there again.

Fantastic host

Stayed again this year - it really is our favourite place - you really couldn't meet nicer people. Warwick as ever made our mini break just the best. Wanted to return this week but sadly had a back injury - will try and make it early next year again. Would never stay anywhere else when in Lowestoft- cant recommend enough x
