After booking this hotel at a good rate (non-refundable, no cancellation) through a third party site, I was contacted by the owner who requested to cancel due to the fact that he felt the rate unfair (it was $88 as opposed to 120 pounds - which seems like a logical reduction to me given prepayment etc). I asked if we could work it out and received an extremely rude reply in return that detailed his financial arrangements with third party sites and inisiting that he would not honor my booking. I am a single mom traveling with my six year old son.  To be treated so rudely and with no offer to try and meet in the middle or negotiate something by the hotel’s owner seems outrageous to me. I hope that no one will send business his way, suspicious business practices and a lack of hospitality or friendliness.

Cosy B&B with parking onsite. The bed wasn’t hugely comfortable but the bedroom itself and the en suite were ideal for our one night stay. It’s also in walking distance of some good pubs and shops. We got breakfast included, which included some cereal, hot drinks, muffins etc

Conveniently located B&B

Ness House is a self service Guest House, ie:- you let yourselves in with security key at door. When I booked our room I didn't realise it was room only, it wasn't until I received an email that morning giving us instructions on how to get in with security code number and our room number.   There is a hostess tray with a plentiful selection of teas/coffees and snacks, there is a fridge at top of stairs on the landing with a microwave above.  We had a twin beds, nice clean bedding not a large room but enough for overnight. As it is on a main road we found the traffic a bit noisy, as we are not used to that, but so took a while to nod off. 
     Finding Ness House can be a bit tricky, as the sign is on the wall next to the door, which if you didn't know you would pass it and not notice, the sign that you do see in the front of  the house is for Gleninver. A bit confusing, as this property is round the back of Ness House, yet their sign is in there front where you can park 2 cars.   I felt £95 a bit steep for not having a breakfast included, first time in a Guest House and not see anyone.

Something different

We stayed here for one night and were not happy. 

There is only one sign and it's on the door. It's hard to spot from the highly trafficked road. The sign by the road is for another hotel so we passed it many times.

They had self-check-in that worked fine. Not many parking spaces so it could be a problem if all guests have cars.

The bathroom was fine and looked clean. The room however felt very dirty. All the sheets did not seem to have been changed. There were spots and holes. The bed was at least comfortable. 

There was dust on the paintings and lamps so it did not seem to have been properly cleaned for a long time. 

The boiler had not been cleaned and there was something green in it so we couldn't use the complimentary hot drinks. 

The room was small but had a lot of furniture for such a small room. Could remove the chairs so that you have room for suitcases instead. 

We paid £80 for a double room and we have paid the same price for B&B that were better and were breakfast was included. 

The feeling after our stay is that this place is a bit neglected. 

Unclean and overpriced 

We stayed in a douple room for two nights.First night room was very damp so it was not very comfortable.However room was nice and tidy.Shower,coffee and tea available in the room.Bit of a walking distance from the town centre.Priceweis good deal.

Short stop

Have stay here twice over the last 2 months and it's really comfortable clean big rooms all you need for a night or 2 ! Yes it's a budget hotel with no breakfast but in the room there is biscuits snack bar's cereals pleanty of tea coffee sweets pot noodles and freash milk ! The beds are comfatable with good linen and a good shower ! I work in a hotel in pitlochry and now how booking.com works and if you do not cancil through them !! The  hotel has the wright to charge you for 2 night's because the hotel will get charged by booking.com !!! The hotel ower could no be nicer and do enything for you so disregard the last tripadviser try it you self
