We stayed here last night in room 1.  Up one flight of stairs.  The bed was very comfortable and the room was spacious with a good hot shower.  The owner was friendly and the place inviting.  The place is not new but very clean and comfortable.  The continental breakfast was very nice.  Off street parking and you can buy alcohol there at night.  We would highly recommend

The hotel is situated in a quiet village between Carlisle and the Scottish border (10 minutes driving to either), making it a convenient base to explore Carlisle, southern Scotland, Hadrian's Wall or Lake District (by car). The owner is very friendly and helpful. The reception area and dining area are very cosy. Other than a leaky tap in the shower, our room is comfortable and clean. The internet is great, allowing me to stream videos. We opted for breakfast and the breakfast is good and simple (with toast, bread, cold cuts, cereals, fruits, yoghurt, etc). We would love to visit again if we come to this part of the UK again. 

Very friendly owner nothing too much trouble, excellent value and really good choice continental breakfast. Room was spacious, nice and warm and shower was hot and powerful. Thank you and well done Amed would certainly stay again 👏👏👏

This accommodation was fantastic! We were here on a business trip. The room was beautiful and the beds were glorious. Everything was perfect 

The best thing about this accommodation though is definitely the incredible host Amer. he was a genuine delight, his hospitality is the best we have ever received. 

I strongly recommended this accommodation to everyone that wants to stay in Carlisle or the Lake District.

Really warm welcome when arrive at the guesthouse. The manager is a really nice genuine man. This is a really quiet place to sleep and a nice variety to chose from in the breakfast area. 
Would recommend to anyone staying in Carlisle or traveling through. 

We stayed for one night as a break from a long journey. The host was friendly polite and very helpful
 Food was perfect and enjoyable. We could not do much exploring around as weather was awful Will definitely be staying again for longer to sightsee.

Had a great visit here was given a very warm welcome even got our room upgraded for free rooms were clean bed very comfortable we opted for a cooked breakfast which was okay and continental choice was fantastic will Defo be visiting again thank you Lynne and dougie

Booked for a one night stay whilst moving on to Dumfries and Galloway.  Was given a warm friendly welcome and our room was perfect.  Very clean and more than adequate facilities with a lovely en suite.  The gentleman who greeted us also told my husband where to park his motorbike so that it would be visible on their cctv.  We opted for a continental breakfast, which was plentiful and a wide choice.  Would definitely stay again ando recommend to anyone looking for a place to stay in the area.

Booked last minute, was surprised to get anywhere so late on bank holiday weekend. Arrived without having looked at pictures. Normal kind of place with funny decor but what made it stand out was the friendly welcome and professional kindliness of the host. When we checked in we needed a taxi back to the wedding where we had Been. The chap offered to take us for a reasonable price and offered to come and pick us up later! Good night's sleep, good continental breakfast spread. Cake was on offer! All in all a very good place for the price. Customer service makes all the difference.

Convenient to the motorway, very friendly and accommodating staff, good breakfast.

The hotel is in an older building and postioned next to the A7 road. Some of the rooms over look the road, we stayed in one of those rooms.We were welcomed to the hotel and processed quickly offered breakfast, continental, for a reasonable price. We excepted the offer.We we directed to the rooms and noticed that the stair carpets were well worn and showing the weave. The room was quite small but provisio s were average.The bed was very low but we found it comfortable. The road noise was consistent all night, with heavy lorries speeding past.Though not fully rested we awoke reasonably fresh, went for breakfast all items were fresh with a good selection of food for most tastes, fresh toast was provided andca sellection of cereals and fresh fruit was available.

INCREDIBLE HOST

Overnight stay

Stayed here for a couple of nights en route to Scotland.   The host is such a friendly man and did everything he could to make us welcome.  There was plenty on offer at breakfast time ... both continental and cooked.
Plenty of parking.  
Our room was upgraded to a very large room.
Easy access into Carlisle too.

Would definitely stay there again.

This is a very nice quest house located 3 miles from the city.  It is easy to find and has ample parking,  the manager is wonderful so friendly and helpful.  He allowed us to,check,in early which was great.  It is well kept and very clean.  Our room was large with a nice large tv , coffee, and tea.  The entire place has WiFi .  In addition there is a nice lounge bar and great seating in the sunroom.

Do remember it is out in the country and you will have to drive to find a pub or restaurant.

The contential breakfast is wonderful.  So much choice, fresh fruit, fruit salad , pasteries, cereal, juice, tea, coffee. Lots of freshly made toast, jams etc.  

All in all a great place
