Super modern, clean, friendly place conveniently located at a nice price of ฿490.

Quirky:  they doubled up on the room numbers!!  There's a room number 4 on both the ground and second floor

This little place is absolutely fantastic.the owners are so friendly and nice.location is good lovely and quiet.Phayao itself is a beautiful little town with a nice cooling breeze from the lake.if I ever come back to phayao I hope I can get this place again.worth every penny and more.good sized room as well.

This is a long overdue review, but like everyone else here, I concur that this is a great place to stay! Clean as a whistle, sweet and friendly owner, large comfortable room, good wi-fi, steps from the bus station, yet very quiet. Loved having use of the bikes as well. I admit, it might have been nice to have stayed on the lake where the majority of restaurants and "action" is, but the convenience of being close to the bus station while walking with luggage won out. Plus, the walk to the lake is probably 15 minutes or so ( or an easy bike ride) and there was never ANY worry about safety , even late at night. Two tips-when you arrive you can exit the bus station lot toward the Main Street ( 7-11 on the corner) or in the opposite direction, up a small dirt/gravel "hill". Walk up the hill, and follow the curve and turn right. Hotel is on your right hand side. Tip #2 If there is a certain bus/time you want to catch, get there early on to purchase, we had to take a later bus. No big deal, unless you are on a tight schedule!

We stayed here for a view nights in june 2015.
We have got free bikes from the very kind family who runs the place and they gave us tips for some restaurants near the lake.
The rooms where very clean en the hotel is located near the bus terminal but it is a quiet place.

the hotel is just 1 to 2 mins walk behind the bus station. when you arrive at the station, you would see there is a small slope leading up . take this small path up, and keep to your right and you will see the hotel.

when i arrive at the hotel, i am surprised the owner knew who i am. i didn't even say a word and i didn't even give her my passport yet, but she recognize my arrival. maybe i am the only guest arriving on the day 

the owner is very kind and gave a map on where to go, what to eat. free bicycles are provided. you can cycle to kwan phayao about 5 mins. in the beginning, you would be a little lost on the direction, but just ask around every 200 - 300 m and the locals would guide you. i hang out at the lake till 9pm in the night, and i can cycle my way back. its not too hard even in the night to find your directions.

there is a 7-11 about 3 mins walk, just go down the slope from where you came from the bus station...walk straight and keep right. 

room is very clean . shampoo and shower gel is provide. room cost is very reasonable. not expensive at all. i will 100% recommend this hotel for you. i will surely stay here again if ever im back to phayao. :)
