Thanks Sherrie and Richard, for making our stay outstanding.  Our room was cozy, comfortable  and clean. We appreciate all the extra touches like making us fresh coffee when we arrived late afternoon,  steering us to a great hiking trail, leaving fresh fruit out for snacks every day, and not only mailing me a nightgown I left, but washing it for me first. How kind.

This b and b is walking distance to everything,  spectacular views, and has a hot tub and small dipping pool, not really swimming sized. We would love to come back again.

Lovely b and b, perfect location 

We chose this place based on the very high ratings that it got.
however, our experience was somewhat underwhelming.

The good: great quiet, yet central location, great enthusiasm and responsiveness from the keepers and a nice overall facility.

The not-so-good: 
 - The room we got had many shortcomings, most of them related to, I think, lack of regular maintenance and old age. The list is too long, but to name a few, one of the drawer wooden panel fell down,  exposing sharp screw ends, the A/C turns on/off erratically, faucet handles keep falling off, no outlets near the bed, broken tiles, etc.

- The room wasn't visited by the staff after the first night.

-There is a balcony access to the room, but the key was never found, so we could never use it.

Given the price and other properties in Sedona, I'd look for something else next time.
This property needs a serious face-lift.

Great staff but in serious need of a renovation

This B&B is well off the main strip in Uptown Sedona.  It's nice, quite and secluded in a residential area.  The host Richard was fantastic and prepared a variety of breakfasts for us each morning.   The hot tub is also in a private area of the property.  My wife and I had it all to ourselves for our 25th anniversary,  Two of the 4 nights we saw or heard some coyotes.  Wildlife sightings are a bonus for us.  We will definitely consider staying here again when we visit Sedona in the future.

Amazing views, excellent privacy, great host!

We recently stayed at the Apple Orchard inn. Adorable bed and breakfast that would have been great for just one night. We made the mistake of staying 4nights which was too long. We loved the back patio, the amazing view and the tranquility of sitting back there. The hot tub was lovely and we really liked having beautiful bath robes provided. Their bath towels are fabulous! Much nicer than most hotels. What we would have liked is to have our garbage emptied, fresh towels for each day, and just a little bit of tidying up. The hosts to our knowledge never entered our room during a 4 night stay. We had to chuckle at the empty envelope in the room requesting tips for housekeeping. What housekeeping? 
Breakfast was not as advertised on their web site. But it was okay, basic scrambled egg, hash browns with bacon. 


Great if only staying one night

I booked this bed and breakfast last minute on my way to Sedona.   The description on TA was very accurate.   Walking distance to the stores.  Walking distance to the trails.    Everything was clean and in good shape.   Breakfast was nice. The outdoor spaces to hang out were great as were the indoor spaces.   Always coffee and snacks available. The gentleman who greeted me was friendly and helpful    I would definitely stay there again if I wonder back to Sedona.

Perfect location

My husband really enjoyed our stay at the Apple Orchard Inn. Our room was clean and cozy. The homemade breakfasts each day were delicious and something to look forward to. Also, follow the path to the bench at the bottom of the hill. Take your coffee and enjoy the view.

Nice!

Amazing place with a delicious home made breakfast. The perfect spot to enjoy Sedona. Richard is very friendly. The room is big with jacuzzi. Close to the restaurants and stores in Sedona.  You will get alll the support required to enjoy Sedona.

Amazing Spot in Sedona

Quaint place with wonderful staff. Beautiful outside patio and nice views. Breakfast included which is nice since sedona doesn't have many options for breakfast in "uptown". We enjoyed our stay and will stay again in the future.

Wonderful place

This place was perfectly located. About a 10 minute walk to downtown Sedona. The food was very good with a variety of options to chose from. We had to leave very early on our last day and the hosts offered to make us breakfast to go. 

Yes the rooms are "dated" but who cares. You signed up for a bed and breakfast and this is exactly what you get. 

My only complaint would be the pillows in the room. They could definitely be upgraded.

Great service and location

Very friendly atmosphere and other guests were great to visit with during an excellent breakfast. Bed was very comfortable. Shower pressure,  not great.Never stayed at a Bed and Breakfast before,  but it was very nice.
