My husband & I had a wonderful property booked but were notified by Vacasa 11 days prior to our trip that our property was not available and we basically got stuck with The Piedmont House. It was in no way comparable to the original property we booked. The Hideaway Suite at Piedmont House is old, had torn wallpaper, furnishings that were very outdated, and tons of stairs. Vacasa gave us the code to get into our room but did not provide the code to get into the common area. We had to call to get that code. Vacasa also asked in our checkout email to strip the bedsheets. I don’t go on vacation to take care of stripping bedsheets. Eureka Springs is a place my husband & I go every fall. In the future when booking our stay we will steer clear of Vacasa property management.

Disappointed

You have to park on road below and walk up lots of stairs. The person above us were in high heels all night, even came down stairs right outside our room.The light on porch were so bright the room was like daylight at night. The door jam tore my new shirt. The pipes made a loud noise when using water. I could have spent same money and got hotel that had coffee ice and a clock.

Bad idea

Don't stay here!! blood on pillow case, nail head/screw sticking out of the floor which my wife and i tripped on, stains on sheets, and steep non-lit steps (25 steep steps from the ground to our room) and the lighting being out is mentioned in another review from 5 months ago. My wife called and told them about these issues and we were told we could change the sheets but no one could tell us where the extras were kept and this is a large historical house with "private, do not enter" signs on most doors and we were called liars because the "local manger" (this property is operated by vacasa a management company and no one is on site) said the whole room was carpeted and there couldn't be a screw or nail head sticking up. 

Do not stay here

Lovely room. Great view! Loved the furnishings- not as fussy as so many places in Eureka Springs. Great location quiet but walking distance to downtown. TripAdvisor, however or The hotel should change listing as breakfast is NOT included- coffee and tea yes. Some packets of oatmeal. I didn’t care but some other travelers might.

Great location great view!

Our favorite place to stay while visiting Eureka Springs. It’s very clean and cozy.  Love spending the mornings on the porch, looking at the beautiful scenery. Conveniently located to downtown. They are not serving breakfast at this time due to COVID.

Great place

First the things we liked about this property.  It's in a great location, just far enough from the downtown area to be away from the busy part but still easily within walking distance.  We stayed in the "Hideaway" room which is very private, literally has its own private staircase.  Very nice balcony to sit in especially when there is a cool evening breeze.  Room was fairly large, has two king beds and a very large TV (we didn't watch any TV but it was there).

Now the reasons it only got a 3-star review:
* The decor is a bit eccentric and doesn't make a lot of sense.  The coffee service is kind of an afterthought, with glasses and coffee making supplies on a very narrow shelf with some of it going behind the armoire.  You have to use water from the bathroom if you want to make coffee, which felt a little weird.  There are no tables with chairs that you can sit at and write.
* This is NOT a Bed and Breakfast.  First, the innkeeper does not live on site, in fact there is one innkeeper who told us that that she manages a fairly large number of properties by herself.  Second, even though the website still describes a breakfast, there IS NO BREAKFAST being served.  We arrived expecting to at least have a grab-and-go breakfast, but she said they are not doing that any more either.  This was a complete surprise and we were not terribly thrilled about that.  It sounded like this was not a pandemic-related decision, rather that it was because she is unable to find employees to work.  Whatever the reason, this should be disclosed when booking and so we were not very happy that it was not.

In all, we probably will try other B&B's in Eureka Springs the next time we come.

Cozy, a bit eccentric - but NOT a bed and BREAKFAST!

Had a great three day weekend in the Room with a View.  Charming room, claw foot tub, great patio.  The place was packed, but we never heard the other guests.  We basically had our little area of the balcony to ourselves-- never saw anyone up there.  Breakfast was in the building right across the street and was biscuits and gravy, fruit, yogurt, juice, coffee, and other things.  You can eat there or take it back to your room.  We did both.  The owner/manager Pat was very nice, gave us advice on where to walk to our meal our first evening there.  Even guided us in from the nearby town we ended up at.  All of the guests were nice to us when we ran into them.  The town is incredibly friendly.  A short walk to Spring Street / Main Street Shopping, 10 minute walk to the Intrigue Theatre, about the same to the haunted Crescent Hotel and the Basin Park Hotel.  Oodles of restaurants to choose from for brunch and lunch, not so many for dinner, but still lots.  We had a great time.  Coffee and fridge in the room.  Flowers everywhere on the properties and basically in the whole town.  Couldn't recommend more.

Peace and Quiet right in the Middle of Everything

Stayed 3 nights in the Secret Garden Room (P3), the room had character and a large bathroom.  The good points stop there.  There is a dresser but you cannot use is because they use all 3 drawers to store extra blankets and pillows.  The linoleum is coming up in the bathroom and the bathroom sink has chips in it that are starting to rust.  There is not anywhere for you to lay things on such as your phone to charge, car keys, glasses, purse, change, etc.  There is a small table they have Kleenex on for your use and a basket full of magazines.  There is a ledge on the electric fireplace they use to put the coffee pot, coffee, cream, sugar, drinking glasses, wine glasses, coffee cups, plates, bowls, silverware, salt, pepper, etc on.  The top of the dresser has a fridge on it.  The house was built in 1880 and I believe that is how old the carpet is, very very dirty/stained and torn.

Warning

This was a cute house within a five or ten minute walk of the main shopping area of downtown Eureka Springs.  There is some limited street parking in front of the house, and more parking in a street behind the house, but you'd have to climb a hill to get back to the house.  Also, the sidewalks in front of  the house (and frankly for all of Eureka Springs) are not handicap friendly, and wheelchairs would have a tough time navigating the sidwalks in front.  The main door to the building is locked, and there is comfortable porch seating in the front of the house.  There is a common kitchen area as well as refrigerator which we were not originally oriented to, and I confess that we accidentally stole someone else's bottled water out of the fridge when we thought it had been left by the staff for guests, so don't do that!  Our room had a charmingly outfitted king bed (maybe California king as it looked larger than expected) and just enough room to slip a small sleeping mat next to it on the floor.  Extra linens were available in the room.  There was a coffee maker as well.  There is access to a balcony on the backside of the house as well.  The bathroom is quite small, and the shower commensurately small, so be prepared for that.  There is no housekeeping service during the course of the stay, so I'd suggest to use towels conservatively.  The air conditioner is a wall unit and worked well.  I did not discover until the last day that one of the nightstands also had a cute space heater in it, but fortunately we did not need it.  Currently the breakfast portion of the set up includes a bagged breakfast of giant muffin, half a banana, a small sealed cup of mandarin oranges, and a styrofoam cup of orange juice, available for pick up between 8 AM to 10 AM.  As it's all carbs and sugar, we went out for breakfast each morning but took our bag to go so that we could snack during the day.  The house was quiet and comfortable and the best part of the facility was its excellent location.

Quaint and conveniently located

Piedmont is an original old hotel in Eureka Springs. Located within comfortable walking distance from downtown activities. If you want the TRUE old time experience of Eureka Springs, this is a great choice! We stayed in 'Room with a View', and it is truly a step back in time. Claw foot tub with shower. As I said this is truly an old building, so the tub is up on a little platform which makes it very close to the ceiling when you are taking a shower.  We asked for a larger TV prior to our visit and they were very accommodating to provide it. The room is delightfully decorated in many blue and white patterns and there is access to the wrap around porch with a porch swing and rocking chairs with a beautiful view of the Christ of the Ozarks statue. The downside to staying here is that parking is on the back lowest level of the property and you have to walk up several flights of stairs to get into the Piedmont. I would recommend you unload your luggage on the upper street in the loading zone or you will be lugging it up all those stairs and that is not fun.  But this is typical of most of the older lodging establishments (and many of the newer ones as well) in Eureka. The location of Piedmont is ideal and a pleasant stroll to downtown. If you have any physical limitations, though, Piedmont is not ideal for you, since there are so many stairs. But if you are physically able, and enjoy authentically older and charming accommodations, Piedmont is superb!
