Place on the website looked nice, always fully booked, and we are in Leeds twice a month so am looking for a nice place to stay, getting a bit fed up with hotels. Arrived and was greeted as getting out of the car. Shown to our room which was through the breakfast room. Door to the room was off the breakfast room, tea and coffee making was in the breakfast room, so through the night a steady stream of people making drinks. Room seemed to have no sound proofing heard everything, including people falling onto the tables. Views from the room was a green storage container and a set of drying airers. Windows didn't close fully so a draft all night. Went for a shower and mold all over the bathroom. Tried to have a shave but the sink had no plug. Also advertised as free WiFi but tried to log onto it and not working. Breakfast was good and the ladies serving it were friendly and efficient. Won't be coming back again. 

Disappointed 

We stayed there for one night. The lady who checked us in was lovely and very helpful. The room is around 3m x 3m, so not big, but there was also somewhere to sit and watch TV All the rooms go out onto the breakfast area where you can make tea or coffee or use the microwave during your stay. The room was warm and the bed was comfortable and the breakfast was plentiful and well cooked. Yes we would stay there agin if inthe area.

Good value for money

Struggled to find somewhere at last minute. Found foxwood, only £45 a night which is brilliant!! The room we stayed in number 4 was absolutely lovely! The bed very comfortable, room was clean!! The location of the guest house is perfect too! Nice gardens round the back. Felt welcomed. Will definitely be booking here a lot more 

One night stay

Rm 12- Size of the room much larger than expected. Massive TV. Garden view. The cooked breakfast was spot on. Friendly and helpful owner and staff. Can’t fault it and we will return. I was staying with my four year old and I thought provision for young children was good with fridge and microwave in corridor.

Super value and will return

Very cosy B&B in a lovely location. Shops and pubs about 20 mins walk away in nice settings.
Beds very comfy, with super warm, thick quilts and fluffy pillows. Owner and staff are very pleasant and attentive. Breakfast came fast and was delicious with lots of courses and choice. You absolutely won't leave hungry. Tea and coffee on tap in communal area. Breakfast table was set out nicely too. We visited because we wanted to stay near Wakefield for a Rugby League game. But we will go back purely just to visit Rothwell as it was so delightful and a superb price. We've spent more than £40 on breakfast alone elsewhere.

Absolutely lovely

Stayed here for one night and I have to say it was one of the strangest places I've ever visited!
On arrival there appeared to be no reception area so we had to wander about for a while until we stumbled across a lady who spoke very broken English who directed us to our room.
The room itself was fine but quite dark and rather strange décor and artwork on the walls! I can see from other reviews that this is a common theme in other rooms too. Having said that the bed was very comfortable and the bathroom (although dated) was adequate.
Breakfast the next morning was in a tiny dining room. We had to wait for a table to become available. It's not ideal to be sat on top of one another at that time but the food itself was OK. Considering the fact that there were no staff to be seen when we wanted to check in, there appeared to be a disproportionate amount at breakfast but they were all helpful and pleasant. 
For the money I can't really fault the place as the main components - bed, bathroom and breakfast - were fine. But it was a very odd little place and could probably use some better organisation. 

Odd but adequate

This is a lovely B&B at the end of a quiet lane. There is a nice wooded park on the property and the staff were very accommodating and friendly. The WiFi was a little slow and unpredictable and you can’t arrive late in the evening on your first night, no one was available for check in. We stayed ten nights and enjoyed it very much!

This must be30 time every time always get looked after by staff one staff called Anna runs round trying keep the place clean tidy make sure every one get fresh clean bedding beatifull breakfast one or two rooms stayed  in need a little refurnishment like a  touch of walls in a few rooms but everything else is ok I think they should have a discount scheme every time the customer comes back a load of hotels do that or a free upgrade  after u been there after so many times is a lovely place too stay good value for your money it very nice in the summer u can sit out on the wooden balcony at the back see all trees etc nice quite place plus there a pub called the unicorn do exellent meals friendly place every one well come the meals are spot fresh cooked and reasonable prices or u can catch a taxi and explorer Rothwell loads of shops etc

Fantastic place, we was in Leeds for a friend's Ruby wedding anniversary we booked 4 rooms all rooms were clean and tidy coming from the hotel trade I would highly recommend this place lovely staff great B/Fast and perfect rooms

Great little place

Pulling up to the guesthouse we were confused as to where to check in. We walked around the building and found an open door with ‘Steve’s number on. We called the number but as it was ringing a woman appeared, took our name and showed us to our room. 

We walked through the ‘cafeteria’ and the smell of chip pan was overwhelming; so much so that I had to cover my nose as we walked through. We went into our room and saw the images of jungle animals all over the walls, the mould in the shower and the carpet from the 70s. 

We could hear every word that next door we’re saying. Heard them planning their trip to Leeds in the morning and where they were going to eat. Heard them urinate, sneeze and cough. 

In the morning we went to breakfast in the stinky cafeteria and had a full English. It was extremely greasy but we were satisfied and it was what we expected so we weren’t fussed. Got up to go back to our room and the waitress asked what was wrong with the tomatoes...I said oh nothing I’m just full. She said ‘well everyone’s leaving the tomato’s so there must be something wrong you may aswell tell me’ I was extremely embarrassed as people were looking and she was very passive aggressive. 

All in all, we’d rather have paid a little extra and went somewhere better.
