I arrived in Hastings with my partner on the 27th of September in the afternoon. As soon as we checked in, I wanted to know where is the parking as I was certain the symbol was ‘light up’ on booking.com, nonetheless I was told I have to pay for it everywhere as no other guest house would have a private one. We ended up paying for it before 18 PM, yet if you’re lucky, there are few slots available and free between 18 PM - 9 AM in the front of the guest house. The level of cleanliness was stunning. This deserves an 11/10. No dust (I’m highly allergic and an OCD person with that), loved the window (which was open allowing the fresh air to come in prior to our arrival) exactly above the few parking spots as it offered us a reassurance throughout the night (could see our car), the white sheets and towels smelling rather cotton fresh and the tea & coffee options offered in the room. The check in/out process was easy and straightforward. The only downside of this guest house is the lack of free parking slots throughout the day. As an overall, I’ll give it a 5* because cleanliness is of utmost importance for me though.

i stayed in room 12 19th to 22nd June 
and it was comfortable clean looks like new bathroom 
very helpfull owners 
if i was the owners i would charge 100 deposit and if some one spilt winr or broke some thing charge them 
as it is customers who reck these places and show no respect

Checking was fine no problem, the bedroom was clean and the bed was nice and comfy and quite the only down full to this place was the bathroom if anyone above had a shower we had all the water coming through the ceiling which obviously has never been seen to hence the state of the ceiling went and told the person on that day who was running it all he could say was o yeah someone is having a shower above you, if that’s the case why has it never been seen to

Weekend Hastings

Stayed over for the Hasting reenactment. Not terrible but it could be better. The carpet had a stain on it and one of the electrical sockets was loose. The shower was tiny (I could put my hand flat against the door while my elbow was against the back wall) and there was mold growing on the ceiling above it. Also it was incredibly noisy... it was hot so I had to have the widows open all of the time and with the echos coming off the other buildings, you could hear every word people were saying (I now know every detail of some drunk guy's preferences while playing Battlefield 4....) and have to pause whatever your watching because you can't hear it whenever a car goes past....

On the plus side... it was about as cheap as can be and the staff were able to let me in, even though I was almost two hours late for check-in. Also the central location was a godsend, making it easy to find my way around town.

When I knocked on the door marked as a reception, I have realised that was someone's bedroom. The gentleman in charge seemed to be one of the residents himself. He opened the door and asked for immediate payment. He was not very interested to help  - I have interrupted his online game session connected to his tv set.  Very professional.

DO NOT BOTHER  !!

Booked room  room 2 was not good went for a sleep woke and went to toilet just to be soaked from the shower above got completely drenched!!!! Lovely not!!!  I thought is was a thunder Storm with just as much water!!!!! Had to wait 20 minutes to be let in by a foreign black person who gave the impression I was disturbing his sleep!!! Don't waste your time or your money ,Go elsewhere¡!!!!!!!!!!!!!!!! (((((

Terrible stained carpet with  cigarette burns, springy bed, lumpy pillows, stained towels, and blinds do not work properly, I should’ve gone to Travelodge. I will not stay again.  Landlady was ok, guesthouse is in a great location for the town but shame it was smelly and rotten

Friend booked online party of 5 3 rooms I had the on suite no: 10 the carpet was stained all over wore my shoes all the time on suite is diabolical filthy tiles floor ceiling toilet. tv Ariel wire dangling on floor trip hazard poorly decorated slap dash job this room needs a total refurb would NOT stay here again not recommend wish I had booked premier inn like I was going to for £5 more flat screen tv lol smallest tv I’ve ever seen chose not to shower as omg too dirty clean comfy bed though
