Me and my colleague was very much impressed with this BnB. Great friendly hosts. Very clean and tidy rooms. I had the twin room at the front of the property and I was extremely happy. My bed was comfortable, best nights sleep in a while. Plus i always take my own pillow but the ones supplied were good. Ok they don't do a cooked breakfast but you can help yourself to tea, coffee, toast etc. Like being home from home, lovely. I would definitely recommend and go back again. Made us feel at home and comfortable

This property cancelled our booking when they realised there was a festival on, and booked our room out, to probably a higher paying customer. I rang them to complain but was just fobbed off with a feable excuse. I booked through booking. Com but they are useless without any care for their customers. 

Please avoid

A great B and B located close to rail and bus station,ideal for Solihull centre and the NEC plus central Birmingham. Far better than Ibis,Travelodge or Holiday Inn. Friendly staff feels like you are at home. Self service kitchen open 24 hours for tea and coffee with a wide range of breakfast buffet items cold food and drinks. Plentiful.
Very clean and well kept.
Due to flight and airport delays I arrived 3 hours late, beyond midnight but kept in contact and received a warm welcome.
Highly recommended.

Clean and tidy, but so small and confined. Not really suitable for international travellers with large bags. Bathroom a good size. Minimal continental breakfast options. Close to a busy street with continual traffic. Off street parking. Friendly dog.

Compact

I had the pleasure of staying here with my husband for 10 lovely weeks due to work being carried out on our home.
The owner Theresa was lovely and welcoming from the get go. She was kind and helpful throughout our stay and nothing was too much trouble. Housekeeper Karen was very attentive and ensured that the whole B&B was kept spotlessly clean throughout our stay. All staff on site were friendly and knowledgeable of the area.
Parking was not an issue for ourselves.
Breakfast was perfect for us as we were not tied to strict times like some B&B's and the choice was plentiful considering that Solihull was a stones throw away which also offered a larger choices of breakfasts/brunch. Theresa was very informative of the local hotspots for good food and takeaway leaflets were displayed in communal areas. We noted that this was particularly useful for guests that were not familiar with solihull and the surrounding areas.
Anything required during our stay was provided for us and this was particularly useful as my husband has a disability which limits his mobility on some days.
Barney the dog was another charming addition the to B&B, greeting each guest who came to stay.
The communal area meant that we were able to mingle with other guests and this created a homely environment filled with laughter and good times. We were very glad to be stopping in such a lovely setting for 10 weeks and will be highly recommending anyone who requires accomodation - long term or short - to Station Approach and I shall be dropping by whenever I am in the area to see how Theresa, Karen and Barney all are.
If you are looking for a genuinely homely B&B with a fanatastically central location to Solihull, look no further.

Long stay - 10 weeks

Location is the best thing about it. Decor very Argos circa 1995 and breakfast offering is awful for the room price. Don't let the photos of a full English fool you. All I was offered was cheap waffles in plastic, some sorry looking ham and yoghurts and the usual cereals. Tea and coffee on offer was poor. We had breakfast out everyday. 
Manager is overly attentive and makes you feel like you're imposing on her property, rather than a guest paying for the pleasure. 

Great location, terrible breakfast 

Teresa was friendly and helpful enough, however I was disappointed when after a really early start, 3 hour 15 minutes drive and intense day sales training, to find that there was no parking on site, no apology was made. The property is very clean and very 70's in decor. The room was clean and tidy, the bed was rock hard and not at all comfortable. I'm not a big person and found the on suite cramped, with an oddly placed glass shelf above the toilet, which if your leaning forward whilst having a wee, could bang your head on. The washbasin was cracked and the TV had some dodgy connection wiring on it. Most disappointing was the breakfast which was help yourself to cheap cornflakes, weetabix, muesli, cheap white bread, no fruit on the 2nd day of my stay, cheap croissants and orange juice. The instant turkish coffee was out of date, as was the jasmine tea, so not much of a choice of anything decent there. I parked in a nearby church on the advice of Teresa, which was extremely convenient for the town centre, as you only had a short walk by a pathway to the side of the property. At £122 for 2 nights I felt a bit cheated to be honest, however I didn't have the time or inclination to complain as I was focused on my business trip. I wont be going back.

Could be much better

The property is a short walk to the town centre which has a good variety of bars and restaurants. Parking was included, which was a bonus, though is available on a  first come first serve basis. 
Due to the close proximity of the town centre, I chose not to eat breakfast at the B&B.
Although I had requested a double or twin bed, I was given two single beds, which would have taken quite an effort to move closer together. The room itself was warm and comfortable. 
The shower in the bathroom was hot, though appeared dated and in need of modernising.

Good Location for Centre

I booked via booking.com and decided I would pay at the property. However money was taken from my account for more than expected three days prior!! When arriving we had been charged £7 to park I do feel this might be best stated upon booking. Unfortunately when we returned at midnight as we had been at the NEC there was no spaces so myself and another party staying at the same B&B had to park on the pavement and risk a ticket, so being charged £7 to park and to not even get a space is concerning! Our TV didn’t work which was fine as we weren’t around much. I did book a twin room for me and my daughter and we were given a 3/4 bed to share. Breakfast was poor nothing cooked for you just help yourself to what’s in the fridge.All in all not great but not awful but wouldn’t stay again.

Disappointing

My husband and I stayed here for the night when visiting my sister in the area. 
The owner was super communicative and helpful ahead of our arrival. 
Easy to find and ample parking. 
We were quickly shown to our room and explained where all the amenities were. 
The room was ideal - double bed, tv, towels, bathroom. 
We were free to come and go as we needed which was appreciated. 
Sleep was a little interrupted but largely as a result of the heat and can’t hold them responsible for that! Haha. 
The bed itself and it’s mattress want replacing in the near future but fine for the night. 
Would very happily stay here again and have recommended to my sister for future friends who visit!
