Stayed here for one night, we were welcomed as we arrived and shown to our room(room 1). The room was so clean I could smell the washing powder as I entered the room . The bed was also comfy, small shower area but ok for one night. Had cooked breakfast brought up to our room in the morning and it was delicious as was the fresh coffee. 
We would definitely stay here again.  Thankyou

This B+B was clean and a nice big room, but our room was next to a very noisey  road as it was very hot in Seaton we needed to have windows open and no fan was provided so we used our own, The breakfast was excellant serve in our room at an extra cost of £6 but worth it....there was some mix up about payment but was refunded evevtually..

Nice room

The room that we stayed in was No.2 Clean & tidy, bed very comfortable. Kettle with all the makings for a drink in the room. Shower was I think under powered as could only get a small amount of water and pressure from it.  Breakfast was adequate and tasty served in the room albeit a it late due to to other guests all requesting it at the same time. Very convenient position only 2 mins from the sea front. Would I stay there again? Yes!!

Clean & tidy

We spent a few days here recently. First impressions were good: we received a friendly welcome and the room was quite spacious and clean with a good-sized en suite. 
The electric shower, however, was poor - a very weak water flow and not very hot. 

There is ample tea, coffee and milk provided in the room and the fridge on the landing with fresh milk was a nice touch.

There is no breakfast room so breakfast has to be taken in your bedroom, which is not ideal. We did sympathise with the owner, having to go up and downstairs multiple times with  various breakfast items. Obviously you need to order your breakfast in advance and also specify the time you would like to eat. The latter is a problem if several people request the same slot and inevitably you may end up waiting for some time. If the time is really important to you, it could be worth mentioning.

The breakfast itself was OK but nothing special. The website mentions "locally sourced ingredients" but that could mean anything. While we were there the owner had run out of some items (jam, marmalade on one day, coffee beans on another.) Presumably she'd also run out of butter as we had spread for our toast one day but later butter was provided. This seems a bit disorganised for someone running a B&B but hopefully was an unusual blip.

From our experience, we probably wouldn't return here if we visited Seaton again but neither would we say its a place to avoid. Overall, it could be a reasonable base for a few days, especially as it is well located.

An adequate B&B

Booked 4 rooms for a family wedding. Rooms were clean and tidy. Ensuite bathrooms were a good size. Inclusive full english breakfast was of good standard. Breakfast has to be taken in your room as there is no communal dining area. We were lucky with the weather so able to have breakfast in the back yard. Parking is quite limited but free. Owner was friendly and accommodating.
