I gave this building a 1 because there was no option to give a zero!!! 
I arrived to a locked door! The building was empty! 
I called the telephone number provided by booking.com as that’s whom I made my reservation through! 
10 minutes later I gained access after someone showed up to let me in!
Then I was asked to deposit a further £50 to have a key for the room that I had already booked! I wasn’t prepared to pay this and wanted to have a full refund as the building was a mess, they had no staff!! 
I was told to call the head office, No answer! Time and time again No Answer!! No replies to Emails! I repeat do not give this hotel any business! It’s not even a hotel!

Do Not book this place

Booked this hotel for a stay in Nov 2022 and am still trying to get my money back.
If you check it out on Booking hotel it looks like a reasonable budget hotel.
However I have subsequently found out it went into administration and is now a number of rooms with key code access
The ground floor is completely derelict and stinks of damp.
The restaurant where we expected to have an inclusive breakfast was sheeted and not in operation.The front door was insecure if you didn't slam it behind you.
There were no staff any where to be found.
I also had to pay a non refundable £25 deposit upon arrival to get the access code for the room! This was not mentioned in the booking details.
I am still trying to get my money back but the" hotel "does not answer.
This shameless venture is run by a company called Luke Stays
Avoid this place at all costs. Its criminal

DO NOT STAY AT THIS HOTEL

Stayed on a Friday night. Helpful and friendly staff. Hotel has small car park at the rear. Reasonably priced clean rooms. Double room was big enough not sure if small double room would be. Good location next to the bars and restaurants on Osbourne Road.

Friday night in Jesmond

I stayed for two nights when my partner had an operation at the Nuffield hospital. It was easy to book on the phone at very short notice and all the staff were very nice to me.
I checked out at short notice and they accommodated me without any problems. 
I would recommend them for a short stay. Very handy for bars and restaurants. I had the hot breakfast and if was fine.

Good value for money

Came for a 1 night visit, I'd say its reasonably priced & reasonably quiet for a sat night. Room was a bit small & overly hot but we were accommodated with a fan- cant really fault the place. You pay for what you get & we just needed somewhere to sleep. Room was clean & tidy

Night on the toon 

Oh dear, what a disappointment, not particularly cheap ,( £118 for a double room)
The reception staff were lovely ,arriving & leaving, but our  room itself was old, unkempt, & downright just not worth it !
The ‘bed’ itself was 2 singles pushed together, & 2 of the flattest pillows ever ( each)
There was one spare  one above the wardrobe, in the scruffiest , ripped plastic storage bag ,no chance was I going to use it .
The curtains in the room, oh dear, what a disgrace ( see photo)
The lamp shades were a dirty green . Old & tatty .
The bathroom was ok.( just)
Breakfast was included. Not a bad choice, actually I had sourdough bread with poached eggs, rather tastey ,the service was ok, nice lady. But the coffeee, oh again, dear  me, almost cold. My husband doesn’t like to make a ‘fuss’ so I drank what I could, finished my breakfast with a glass of water.
All in all a huge disappointment, & it was a birthday present for my husband, ( & Ed Sheeran tickets !)

Not brilliant

Direct Metro service form Newcastle Central station to West Jesmond takes about 6 minutes. Walking was about 8-10 minutes through the "back doubles". Pleasant welcome from the reception staff arriving and also leaving. Small double so room for storage was a bit find as you do. But clean room, comfortable bed. Walk in shower, that was a nice touch. Breakfast was plentiful and was always topped by the staff. You would not go hungry. We would stay here again as this was a little hidden gem. Plenty of restaurant's about 10 minutes walk away from the Hotel. And pubs! Good base if you do not want the busy lights of Newcastle city centre.

A good location and easy to get to.

I stayed here for one night with my partner, the room was small and basic, not the cleanest place I have stayed. The shower was a bit temperamental and wouldn't turn on properly we did make reception aware. It was in a good location, close to bars and restaurants in Jesmond and close to bus stops where the routes run into Newcastle centre. If you have a car when you check in you are provided with a temporary parking permit to display in your car. I don't think there was a lift so be aware you will have to carry your cases up the stairs. It was quite loud think there must have been a stag party staying on the same floor as us which was I fortune as they were extremely loud however reception made no attempt to try and get them to keep the noise down despite them shouting between rooms and banging from 2am to around 6am! I phoned reception a couple of times and they said they would come up nothing happened so not the best service from the staff. I think this hotel would maybe be ok if you were heading off for a night out but I personally wouldn't stay there again.

"Interesting" stay..

So, I put up with a lot travelling for work and appreciate we are all human but...dirty carpets and sheets in the room. Shower cap covering the smoke detector...! Wouldn't be back this side of the next ten years unless upgraded significantly. Don't know what the attached restaurant is like
