We had the family room, ground floor super spacious . Good selection tea/coffee/hotchoc. Perfect location and free parking . Ana a great host couldn't do enough for you, nothing too much trouble. Lovely continental breakfast and poached eggs on toast cooked perfectly. Highly recommend we will definitely be back many thanks .

Great place to stay

Great stay , very clean and near to all bars and restaurants , the host hannah was very helpful indeed , very nice breakfast , cooked perfectly,  great parking  , right out side the front door and convenient for local transport  , highly recommended

Great host

Had the warmest welcome from Ana, nothing to much trouble, room was small but perfectly formed everything you need. Great night's sleep the bed was so comfy. Breakfast was continental with an offer of eggs and toast cooked how you like I had poached and they were perfect and the coffee was great. Thank you for our stay will definitely come back. X

Perfect night away for 2 great location

We stayed for one night and it was an enjoyable night. Ana is very welcoming and couldnt do enough for us. The bedroom is very clean and comfortable especially the bed (we had a great nights sleap). Free continental breakfast, WiFi and parking a big bonus. Thankyou for our stay

One night away to recharge my batteries

The hotel is a family run business. Ana gave us a friendly welcome and went out of her way to be kind and helpful. Nothing was too much trouble. The rooms were immaculate and comfortable. The hotel is central for town and beach. Breakfast was a very tasty generous continental.  The prices are very fair and I would recommend this hotel to anyone staying in the area.

A family run establishment. Lovely clean and friendly place. Ideally situated for Lytham St Annes. Anna couldn't have been more welcoming. Although the car park is only relatively small, there is plenty of on street parking as well. Will definitely return

Ideally placed and very clean

Ana was such a lovely hostess - nothing was too much trouble. My bedroom was cosy and warm, it was immaculately clean and welcoming after a good night out
Breakfast was delicious- proper full English with real coffee, continental breakfast is also available 
I will definitely come back if I need to stay in Lytham again

Warm and welcoming with a boss brekky

Stayed here last night couldn’t get on the car park but lots of parking on the road lovely hotel run by a lovely lady ana who runs it by herself nothing was too much trouble for this lady 100 per cent customer focus she is a great hard worker god bless her xxx and in the morning down to a lovely freshly cooked breakfast also 101 percent will we stay again…. YES and only 2 minutes to st Anne’s thanks ana see you soon marc and Denise xxx

Lovely hotel

This is a new venture for Ana after being closed for a while & she is just finding her feet. Nothing is too much trouble & she aims to please. The room was small but clean & comfortable. The breakfast was freshly made with perfect fried eggs! We would definitely come back again

Lovely little break

A short walk from the railway station. Property has off street parking. Clean, warm room. Decent breakfast. We would use this guesthouse again. Compact pleasant town Good luck with your new venture Peter .
