Although this b&b is set in a lovely old property and in a good location ,it badly needs a facelift to bring it up to par with the standard expected . Bathrooms are shared are in bad repair rooms are shabby and badly set out. Would not take much to improve it.

Very basic for the price

Went to Bellevue Eleven October 2014, for 3 days.  Upon arrival they were not aware of our booking, and did not ask for evidence of booking confirmation.
Room was in the attic - very uncomfortable bed, low IKEA bed, some of the wooden slats were broken, and some wood was coming away from bed frame.
There was a single spare mattress in walk in cupboard, even though room advertised for only 2 people, no spare blankets.
There was a electric heater in the cupboard, which was not safety checked, and appeared dangerous.  There was very limited plug sockets, and the ones that were there were in dangerous locations and not very accessible.
The room was never made up the whole stay, ad there was no door hanger to ask room to be made up.
There are 3 shared toilets, with 3 showers, no bath, very small, no toilet cleaner or air freshener.  
There was many windows that were unsafe, could be climbed in and out of.  
The property was not disabled friendly in any way, no ramps, no lifts, and no adjustments. 
Only a mobile number to telephone to communicate with B&B - person that answered was on holiday abroad, and appeared angry about answering the phone whilst on holiday.

Unsatisfactory experience, would not recommend or stay again

If you want to feel like you've stepped back in the past, this is the place for you.  The room was amazing. Extreme vaulted ceilings,  windows and a charming fireplace. There is a community bathroom, kitchen and media room on the top floor. Loved being abls to bring regional food back and cook a meal in the well furnished kitchen. 
The residence is smartly furnished and decorated and the owners live on the property and are absolutely the sweetest people you'll ever meet. We will stay there again when we come back to Edinburgh. Thank you Mary, we loved it.

Beautiful!

Lovely Georgian terrace the entrance hall looked so promising and beautiful.  The property was in a great location, 10 minutes walk (uphill) to the Omni Centre and at a weekend and evening on street parking was free.  The facilities in one respect were great- shared lounge and well equipped kitchen with dishwasher cooker microwave etc.  The downside for me was that rooms 7 and 8 are in an attic.  The room size was good (room 8) but décor has seen better days.  It was clean and quiet, but sorry, I don't like shared toilets and shower!

Really mixed feelings

This is an interesting variation on the traditional B&B. If you’re not normally a Bed and Breakfast person it might appeal to you. There is a very clean and well equipped kitchen where you can keep your own food for breakfast or even cook an evening meal if you wish. There is no requirement to be sociable with other guests early in the morning! It is also very relaxed about coming and going. I was here on a work visit and unlike some traditional B&Bs there was no problem about spending time in the room during the day catching up on work. The rooms are very spatious with plenty of wardrobe space. There is also a guest lounge so if you are here for a longer visit it all makes for a very comfortable stay. If you need directions, advice on where to eat or leave your bags securely at the start or end of the stay the hosts couldn’t be more helpful. It is well located, set back from the main road with very quiet rooms. Less than five minutes walk away are several cafes and restaurants and a well stocked grocery/ wholefood shop. It is about 10 minutes walk to Waverley Station or 15 minutes to the Royal Mile. Alternatively there is a regular bus services that runs until late in the evening to the station, Royal Mile and University. And all for less that the average price in Edinburgh.
