I had 'sea view' room which was huge & could have slept 3 (1 x king & 1 single) which were very clean & wonderful staff. Fabulous breakfasts (I tried both western & singha choices during my stay) & dinners. Loved waking up to the sound of the beach & gentle hum of the nearby Buddist temple. Great value for money

Hidden Gem

I have visited Sri Lanka many times and staying at TK's is my preferred choice when I am in the south of the country.   Tennyson, the owner is very friendly as are his staff and they do all that they can to make your stay comfortable and enjoyable whether you want to make trips out or to spend a leisurely time relaxing in the gardens.
The rooms are simple but adequate and clean.   There is a choice regarding aircon or fan, sea view or not and upstairs or down.   
Now to the food, to my knowledge the cook has been there about 10 years, I may be biased but I think his food is excellent.   My choice is to always have a local breakfast and then Rice and Curry in the evening...he will make it as hot or as mild as you wish,it is authentically local and very tasty.
TK's  is a very quiet guest house, well situated for the beach but above all a place to relax and enjoy. 
Although my most recent trip ( 2 weeks ago ) was with a friend over the years I have visited many times as a single lady travelling alone.   i have always felt safe, respected and well cared for.

Friendly and peaceful

Very nice personal is the best convenient of this accomodation. Room was fine - simple and clean. But quite standart, so i would expected lower price. Good choice if you don't have any special budget or requests. Surroundings is very nice.

very nice, but not special

We were checked in efficiently and helped with our luggage to our pre-booked room. Room 20 is the first room of 5 on the second floor with a view of the Indian Ocean across the small road. The stairway access behind reception to this newer building is a bit awkward and can be very muddy in the rain. The five rooms sit right over a banquet hall - not sure how that would be for noise level if a function was being held - fortunately did not happen while we were there. The room was clean, large and pretty brightly lit. It had a good, quiet AC unit and a ceiling fan. The furnishing and decor are minimal yet pleasant. The queen sized bed was very comfortable. Outside on the deck each room had 2 or 3 comfortable chairs with a small table. The bathroom was fairly large, basic and clean but hot and humid without a ceiling fan. Only soap and two thin, worn bath towels were supplied. The staff were very nice. 

The on-site restaurant served good, simple meals through-out our two day, two night stay. 

The public beach is ~100m walk away. It's pretty clean and you can swim in relative safety here. 

A few negatives: no room fridge, no in-room wifi, no bath mat, the top bed sheets had holes and while appeared to be laundered, were obviously stained. No closet to unpack into - only a luggage bench and a sort of hanging rack with a few pegs and one clothes hanger. There are many vehicles parked on the property along the driveway and in-front of rooms 1, 2 and 3 and reception at night and into the morning. This appears to be somewhat of a locals business hotel as well as a tourist hotel. Not a big deal - the people were pleasant but it's not so nice eating dinner outside in the garden with a backdrop of cars . Be aware that guests in rooms 1, 2 and 3 will look directly into cars or trucks while sitting on their patios in the evening and/or early morning.

Nice, close to the beach

We had booked a deluxe double room. On arrival the room we were shown was like the black hole of Calcutta. We were shown another room - much more to what we were expecting - but were told that we could only have that for an extra £9 per night!! We refused, saying ( and proving with photos on their confirmation email) that we had already booked at an agreed price. The manager/owner? became very rude and quite abusive.
The room we had to accept (it was getting late) was dirty, shabby and not as described.
We stayed one night of the three we had booked and moved out.

Our advice - avoid like the plague.
