This is not a 4 or 5 star hotel. It's not even a 3 star hotel. This is 2 star hotel and with a price to match. For what you pay for a 2 star hotel it is excellent!
The hotel is small with only 3 rooms (some reviews write that it's not a hotel as such.Call it what you will but I call it a place to sleep that serves the purpose of a hotel).
It's in a great location just off the main road but far enough away it's quiet. The room(s) are clean, relatively big and the bathroom is huge. The bed is large and comfortable with clean sheets. It has a/c which is a must after a day at the beach and the shower was fine and I had no issues with water pressure.
the room could do with a small fridge and a safe but when enough people stay here I expect they'll arrange for every room to have one.
The gentleman (I'm guessing the owner) was very friendly and helpful and offered me his own clothes rack so I could hang my towel outside the room in the sun to dry.
The family that run it live in a 4th room on the property mere steps away and their door is always open. Their kids were often outside playing in the garden (one of whom was very friendly and came running up with a big smile to see what I was doing when hanging my clothes out).

The reason I write about the family is that if they live there then it's safe enough for anyone visiting Mirissa to stay there for a few nights without worrying.

It's cheap, it's clean, it' relaxing and it's safe.
It's not a high end hotel such as one I usually stay at when traveling but when I return to Mirissa I'll be staying here for sure.

Great location and price

We choose this hotel because it wasn't right in the center of all the tourism. It is still a very short walk to both the main beach and secret beach. Restaurants are very close as well. The room was beautiful, clean, and well planned out. The young entrepreneurial family that owns and operates the hotel are charming and always helpful. There is a water cooler accessible for hot water in the mornings and one of my favorite things was making a cup of coffee early in the morning and bird watching from my personal patio looking out on their beautiful garden.

Great price, awesome location, fantastic family that owns it

We stayed at Oasis Hotel Mirissa for 2 nights. There is only 4 rooms so it is very quiet but the location is perfect. 5 minute walk to the beach and heaps of restaurants just out the door. The owner was lovely and very helpful with things to do in the area. 

Perfect location 

The hotel is well located in the Mirissa Beach district, and around 10 minutes walk to the beach..All the rooms are equipped with private bathrooms and really satisfied with the cleanliness.. The staff also friendly and supportive. Good place for budget tripping..

Worth for the money..

We loved our stay here! A small budget hotel with only 4 rooms which makes it quiet & peaceful. Rooms are basic but good value for the price. Rooms are air-conditioned, clean and the bathroom is spacious. The owner was fantastic! Super friendly, always approachable and up for a chat. He gave us good advice on fun & cheap activities in the area (snorkelling with the turtles!) and local places to go shopping in Weligama. There is a basic kitchen area with a fridge, cutlery etc along with a washing machine (free to use). Like previous reviews have stated, the water pressure in the shower isn't great but it's not the end of the world. Not sure why people say the location is far away. We thought the location was great! Everything is within walking distance. Supermarket is just up the road and the beach can be accessed via a shortcut in a few minutes. We'd take this quiet location any day over accomodation on the main beach next to all the tourists, noise & loud music.  Thumbs up and thanks for an enjoyable stay!

Enjoyable stay, awesome and friendly owner

This accomodation is made up of four rooms. They are fairly modern by Sri Lankan standards with new furniture. The mattress was comfortable with clean bedding provided. The air conditioning worked well and was quiet enough not to disrupt sleep.

In the bathroom the shower was disappointing due to the extremely slow water pressure and difficulty adjusting the temperature. The window isn't sealed properly so we had a number of unwanted bugs enter the room. 

The service is what really let the 'hotel' down. It's definitely misleading to call it a hotel as you would expect so much more. We barely got a hello when we arrived, let alone the welcome drink we were promised. Throughout our stay the only time he engaged was when trying to sell us a whale watching trip and then a driver. The room wasn't cleaned once during our three night stay.  

I would recommend staying in a homestay where the owners make a real effort to earn their money. The price paid at this accomodation does not reflect value for money.
