Don't expect too much from this Old House (The house itself is made of wood and some concrete), it's not a regular hotel were everything is provided and looking like a brand new place. If you are choosy/picky then this place is not for you. PROS: The room rate is not too expensive, it's got a huge old wooden room; big family will fit and old bathroom (with hot shower and free bath-tabo), plenty of free parking (it's a driveway/garage), about 10 minutes walk to Burnham Park if you walk fast enough (don't expect free shuttle), free breakfast that is if you don't mind eating hotdog, fried egg, and rice every morning if you stay more than 1 day, free good wi-fi in the room, flat screen tv with cable channels is provided in the room, good for families with children. The place looks like an old vacation house with big rooms and huge parking driveway. This place is not that noisy anymore since karaoke is gone for good like what the old review says; It is now a quiet place, a new cafe in the lobby is about to open up again so you do have a choice if you want free breakfast or not. CONS: There is some sort of Curfew at 12 midnight they will close the big main gate entrance at 12am, but will leave the small entrance gate open, so if you have your own car then after 12am you are going to end up parking on the street. Free breakfast is not bad if you are a local and staying overnight; they serve hotdog, fried egg, and rice were some foreigner will probably not understand hotdog, fried egg and rice for breakfast, although it's free. Bathroom is old (Don't expect a sparkling bathroom) and they only provide towels, NO Toiletries (no free bath soap, shampoo, toothpaste/toothbrush so bring your own). The front desk is closed between 12am to 6am, so if the Front Desk Clerk is LATE for work and shows up at 7am there is No Water on the second floor since they turn off the water pressure machine when the staff goes home at 12am; no staff, no water, no free breakfast. Lastly, The house is located on a uphill residences (steep hill) so it's a challenging walk going back to the place on foot. If you took a bus to Baguio do tell the cab driver 1896 is right behind Crown Legacy Hotel. I will definitely come back to this place; I understand the water needs to be turned off after midnight, but at least Get the STAFF to Go to Work ON TIME at 6AM and more information on 12am curfew so you don't feel like your going home to your strict parents house in the province/countryside.

Cordillerans are culturally resilient people who are actually Friendly but not showey type. 

So, I disagree to some reviews of some city dwellers who questions about the friendliness and helpfulness of the staff! 
Maybe they had expected to much but had forgotten that these 2 staff were probably busier during their check out that they cant assist them to get a taxi. 

For a price of 1500 pesos per day, 
its a peaceful happy stay the whole time.

First and foremost, it's an OLD house converted into a Bed and Breakfast. Guests must learn to manage their expectations if you book accommodation such as this place.

I also got an upgrade to a bigger room since the room I booked online was taken. It took me around 45 minutes to check in due to the helper had to validate to the manager/owner how to accommodate me. 

PROS

1. Location is about 5 minutes walk from Burnham Park (but going back is a bit of a chore due to a steep climb). 
2. Rooms are very spacious. Extra beds are available
3. I would say that the rooms are clean. But due to the house's old nature, some might find it the opposite due to its wooden features and old tiles. AGAIN- the house is old, do not look for hotel type facilities and amenities.
4. Price is very affordable. Extra person charge is fair. They provide towels and blankets. No other amenities so bring your toiletries with you, 
5. Bar and restaurant is located at the ground floor. Prices are fair and serving is plentiful. Room service is possible. You may choose to eat here or walk outside and find restaurants a few meters away.
6. There is a smoking area. 
7. There is parking.
8. There is free wifi. I did not encounter any problems with wifi when I was there. 

CONS
1. There is a 12 midnight curfew. They lock the gate and house by this time. So if you plan to spend late nights out, find another place.
2. I think the bar  is well known to the public even if the location is at the back of a bigger hotel. I really don't mind the crowd but they have no security personnel nor CCTV at the place. Anyone can easily go up the 2nd floor where the bedrooms are. Safety of the guests may be in question especially those who bring kids with them. You need to pass the garden area and living room where the crowd is drinking to get to the stairs leading to the room. 
3. There is noise to be heard any time of the day due to the bar downstairs and the drinking places beside it which have karaoke.

Overall, it is worth staying in due to its location, price and availability of everything a family needs during a vacation.

No frills and budget accomodation

Though conveniently located, the staff at this bed and breakfast feel some inexplicable need to blast pop music from 9 in the morning to 11 pm at night in the lobby loud enough to be heard in our 2nd floor room. I cannot imagine what makes them think this is something guests want to deal with after traveling for hours to arrive in a peaceful place. It ruined our stay in Baguio because we barely got even a moment of silence. Additionally, the wifi connection was very poor in our room and the staff was very rude. They refused to help us call a taxi as we were checking out, so we had to carry all our bags down the hill to the main street until we could find one. Stay away from 1896 if you want to enjoy your time in Baguio

Obnoxious, loud, and rude

I booked a room and it was very big, 3 bed inside the room just for me hehe and Breakfast included, good location and walking distance to almos all places including Night Market, SM Baguio and Bus Terminal.

Nice place and good price

It was my first time to stay in this place with my partner. Affordable place, spacious rooms, resto, garden. The staff (Con and Rose) are above average hospitable and polite. However, this hospitality needs to be guarded by the quality of the place (how it is managed by the owner), the menu always lacks stocks in the kitchen (ends up with just 4 or 5 food available out of how many?), the house itself is very old we can tell, but being old is different from being well-maintained. Hot shower not working (2 nights 3 days taking a bath with extremely cold water). Felt sad for the place to have very good staff, but mismanaged by the owner, under-maintained.
