not the cheapest place and rate, but conveniently located in between station/bus terminal/market/temple area, rooms are spacious and still fresh, at the desk they can help you out with all kinds of service: trips, rental, transport, laundry service

pretty new rooms

Stayed three nights in a new private en suite room. The standard of accommodation here is very good. The rooms and bathrooms are huge! 
There's a fridge, tv (the one in our second room didn't work) and excellent rain shower. You're given towel and shampoo and a toothbrush set which is a nice touch. 

It's a little bit out of town for food etc but walkable (10-15mins) or you can use your ebike/bicycle if you've hired one. The location is closer to the train station than most- don't pay more than 2500kyat per person. The taxi drivers are some of the most rude and aggressive I've met in all of SE Asia but stand your ground if you can. 

The staff at the hotel are efficient but at times not so friendly. I understand they're busy, and clearly hard working but I'd appreciate a 'please' and 'thank you' when I'm handing over my hard earned cash. 

The exchange rate for kyat is bad here and we ended up paying almost £29 for one extra night when we extended our stay. This worked out at almost £4 more than the Agoda rate; so book it online and save yourself the money!

Get new room or don't bother

View Point is just outside of the main Nyaung-U town area, which is a noisy dustbowl, so it's quite quiet from city noise and pollution, but it's close enough to walk to the shops. There is also a pretty good and very clean restaurant right across the street. The E-bikes they manage are also good.

For the rooms, the bedding is clean and the beds are comfortable. The shower is AWESOME -- overhead rainforest shower with very hot, albeit limited (they use a small, in-room tank system that is good for one long or two short showers) water. The rooms are clean when you go in, but if you want cleaning during your stay, you have to ask for it.

It's a family owned and operated place, so most of the family don't speak much English. But the daughter, who is effectively the main manager there and is absolutely fluent in English, is awesome. She gets more stuff done in 10 minutes than I do in a day. I had a few small issues and so on that she dealt with super fast. So that was a big plus.

For negatives, this place keeps your passport. And they are not flexible on that. So if you are a traveler who lives by the golden rule of "never give up your passport," this might not be a good choice. I felt they were 100% trustworthy...but the passports are not in an actual safe, which made me worry a bit. But anyway, that's the rule there.

Also, it can get a bit noisy from other guests at night talking or partying on their balcony. This place is primarily full of young Euro or North American travelers who connect and do things by day, then meet up after dinner. When it was quiet, it was very quiet!! But a few nights the noise got out of hand. 

Finally, if you need the Internet for working on the road, you won't be able to get much done as the Internet at the hotel pretty much didn't work for me most of the time. If you have a mobile device, you're better off buying a 4G Internet package and then tethering off your device for Internet. I was getting 4G there most of the time -- which was good, as most places around town, the best signal you'll get is 3G.

Having said that, my overall experience was POSITIVE. I actually extended my stay here from 2 nights to 6, so overall, I liked it. I put a few negative points, but that's because it's better to know this stuff before going in. But ALL of the guest houses in Bagan...and I would say Yangon as well...are still figuring out the whole tourism thing and will have their own set of issues. For just a general feeling of peace, convenience, and a friendly relaxed atmosphere, this place was great.

Nice, family run place. Popular with young travelers. Can get a bit noisy, and you have to give up your passport.

Great attention from staff, the rooms are new and clean, the common area is a bit dirty and the breakfast lacking for the price of the room. There are dorms available in the older part of the hostel. Pleasant, though pricey for what's offered, though that's Bagan.

Pleasant stay

We had booked economy room for 4 nights with shared bathroom - but when saw it opted to upgrade to the ensuite rooms in the newer building behind the original hostel. 

Comfy room and good bathroom with hot shower.

But for $25 I would have hoped for slightly better breakfast (fried egg, 3 slices toast, instant coffee and a banana) or at least variety each day! Also it’s quite grubby; site needs a bit of a clean. Ditto room  - which wasn’t cleaned once during our 4 nights/ we emptied our own rubbish.

Suspect this is down to Bagan’s higher rates and slight complacency with regular flow of backpackers. But when I think how much better the service had been elsewhere for less money, slightly frustrating.
