I would rate it average but because of the cleanliness, I gave it a very good.
Nice, helpfull, english speaking people at reception, very close to the Shin Okubo station which is very convenient, however, for two European guys of average height, three nights, I would say it is too expensive for what it offers. No daylight, rooms small, no air humidifiers, the air in the room is stale.

But anyhow, I gave it a very good because it is really very very convenient place to stay both leasure or businesa and very clean.

Very conveniently located near the station, restaurants and shops.
Beds were clean and comfortable, amenities all clean. 
Staff speak English well and were very helpful and polite , reception is open 24 hours. Luggage able to be held. 
Would definitely stay again. 


Convenient and comfortable

This hotel consider spacious in the middle of city. Toilet and bathroom are separated. Very near to Shin-Okubo station. There are lots of shops and restaurants at the main road towards hotel. Rooms are clean. They allow luggage storage on same day before and after check-in without additional charges. Front desk staff are friendly and helpful. Good place to stay!

Spacious room in middle of city

This hotel is located closer to shin okubo station, about 2 street down after the rail way track. My friend and I stayed here for two nights and felt that although the place was small (even the ceiling is probably only 1.9m), it was rather cozy. Mineral water was provided and the shower facility is japanese style. During the days that we were there, the rooms were all fully booked out. 

Hotel also allowed us to store our luggage for a few days while we were doing the Hakone Fuji side trip and was helpful in assisting us with booking of the robot restaurant and the airport limousine bus. Overall, would recommend this place to the budget traveler, looking for a decent hotel with the basic necessities and good service.

Good budget hotel a slight distance from Shinjuku

Around 500m away from Jr Shin-Okubo station. Just turn right exiting the station. Go straight then turn right at 7-11. Easy check-in w english speaking. English instructions for wifi, toilet bidet & aircon remote.
