On arrival the host wasn't available, her daughter showed me to the room while my husband parked the car. I wasn't offered any help with 4 items of luggage up 2 flights of stairs.
My husband bumped into the host later and wasn't offered any local information, maps, etc. 
Breakfast was awful. 
The first morning 2 half empty bottles of juice were produced from the fridge in the office/breakfast area, 1 open carton of uht milk, there was also a flask of almost cold coffee.
The next morning the same uht milk was produce, after sniffing it the host put it on the table, it was completely off and curdled in my coffee. Only one bottle of juice was left and it was almost empty and past its best. 
We had breakfast after we left.

Poor service

It is close to the train station. It takes just 5 minutes by walking. It is a really very very clean house but it lacks of air condition. Anyway the breakfast is not good. If you have some healthy problems such as diabet, you may die after have that breakfast. There is no cheese or salty foods. Just jam, honey, sweet biscuits and cheap coffee. Fortunately we had taken our breakfast with us so we ate ours. They do not accept credit card, you need to pay cash. Anyway, when I comment about this issues at booking, they said, "go to 5 stars hotel". So this behaviour is not polite. Do we have to like all of the things? No, so the owner should have said, "we will work on that, thanks for your comment" and in addition, Villa Viviana is over priced, it is not worth that price. I honestly do not recommend to stay at this hotel.

Not Recommend to Stay There

We stayed at this lovely villa for 2 nights in August. It is a 10 min walk from the first anzio station (not the main anzio station in the town centre). We were greeted by Christina who owns and runs the b&b, what a lovely lady she is, very friendly and welcoming. The villa has very nice gardens and is on a quite Street. Downstairs there is a communal room with a TV, games and fridge. Our room was large with a huge terrace balcony which we had dinner and wine on both nights. The bathroom was shared across the hall but was basically like your own bathroom, very modern and clean. The room had a fan and with the doors slightly ajar was very cool. We came to anzio to get away from Rome for a few days and enjoy the beach. It's only 3.60 euros on the train from Rome and takes an hour! Ace! The B&b is a 5 min walk from the supermarket (very cheap) and several bars and pizza places. The nearest beach is a 10 min walk and has beds you can hire for 5 euros for the day. The town of anzio itself is a short 25 min walk away, we went there the second day as it was raining...there's a war museum here that's busy and a port and main square, loads of shops and restaurants also. Worth a visit! The best thing about anzio is the people, all Italian! We had a great time at villa Viviana and will definitely return, oh and the breakfast served on the terrace every day was nice also! Enjoy!
