We stayed here for a week in February, 4 adults and three children and wasn't overly impressed. Great for a group of friends (adults) but not suitable for children/ young families or if you want to cook as there isn't really any form of kitchen.  ( a large two burner camping stove and no sink or kettle or bowls isn't what I expected in a villa that sleeps 12) the kitchen items like saucepans and utensils desperately need to be replaced. 

The pool is directly outside the lounge and isn't fenced off at all , same with four of the bedrooms. We had to lock the doors of a night as we were worried about the children and the pool and with a 20 month old with us the pool was a big danger area. I'd point out here that the floor around the pool is very slippy, after heavy rain my husband slipped one evening dislocating his shoulder and hurting his hip in the process.  

There is a spiral staircase in the main area of the villa that goes right to the top of the third floor, unfortunately only one side of this has a hand rail, the other side is open and is very dangerous. When it rains the water runs down from the top and makes the floor in the kitchen wet and the stairs too.  

The bathrooms need to be revamped. They were clean but rundown. The towels provided though cleaned looked liked they had seen better days.

The bedrooms are very well kept and couldn't be faulted, we had to hire a baby cot though which was another added expense to the villa.  A villa that sleeps this many should really have a cot or two avavaible, it would of also when nice if one of the bedrooms had had single beds that were suitable for children.  The beds were very high. 

It's a shame as the villa has a lot of potential but it needs some tlc!

Average villa

This place was very homey and worth the money. It was much better than i had expect. Clean room, good service and they even gave a decent meal for breakfast. It was a house turned into a villa so it feels like home away from home..

Homey place

the location is a bit far from the main tourist destination. 30 minutes to Ubud and Denpasar. but it is a perfect place if you are looking for a peaceful tranquility. nearby is the famous surf beach of Keramas and Ketewel. Pantai Saba is only a 5 minutes walk along the street from the villa, a peaceful modest beach with black sand. 
the villa is big and clean. rooms are spacious, well-maintained and clean. bathroom are huge. we had a little incident with the water that stops flowing at one time, but it is only because the staff forget to turn on the switch. otherwise it is not a big issue. 
staffs are nice and helpful, breakfast is served modestly. 
the pool is huge and wifi internet is a plus point.

a hidden tranquility

Stayed at this villa during the surf competition in june. Booked through agoda and the guy tried to make us pay again. We had also paid for breakfast but had to find out frpm other guests who to ask, no one else had breakfast at the billa made for them and in the end we ate out as too much hassle. The coomon kitchen area had only a few dirty cups and other limited prepatation utensils def not clean.  A
So costs more than$20 a night more than double.  The room was good, bed very comfy but had over 10nathtalene balls stinking out room that we collected and put outside. We needed to hire a car to get around as is isolated spot, black sand beach area good for surfing though.

a little disappointed

Great value at $20+ per room. Really relaxing countryside villa. Air conditioning and a pool that you share with 6 other rooms. Really interesting furniture which are also for sale. Best thing about this villa would be the price point for backpackers and tourists transiting between Kuta to Amed and beyond. Roof top veranda was awesome too.  No safe in rooms to keep valuables and TV has only Indonesian programming (better than nothing I guess). Staff (sourced from a nearby village) were helpful and friendly but hampered by their lack of English skills (they are supposedly undertaking English lessons). No management team on site which makes communication sometimes hard. Help is only available from 9am to 9pm. Location is a bit remote, although it is perfect if you want to be surrounded by padi fields, roosters & geckos. Sleep quality was okay but no mosquito netting was provided (despite indications to the contrary on booking website).   Not many alternatives for food, although the local Balinese rice and noodle dishes prepared by the staff were delicious and cheap. Very rudimentray onsite facilites for cooking. Guest fridge needs a good scrubbing down. Pool could be alot cleaner, but I don't think that the pool boy is properly trained to look after it. Otherwise he was an absolute delight to deal with; running errands to get ice, helping with breakfast (toast and coffee/tea), luggage and other odds & ends.   Would be interesting to re-visit a couple of years now to see how things have progressed. Will recommend to budget conscious travelers looking for a countryside getaway or surfers requiring someplace to sleep while dreaming of surf. Would be a great place to rent out all 6 rooms and have your own private villa for $120 a night.

* Wireless network is spotty. Strongest in the main complex and non existent in the adjacent guest house.
