The place was really fantastic and there are lot of things to tell about place....like food/ staff/ cleaning...my wifey and kids were also enjoy over there as far as my experience is concerned one must go over there to fullfill their dream vacation.

Family outing

I have took a membership package and planned my first trip with Exotica heritage club and my experience was amazing as they they arranged my stay at very beautiful resort and offered me great discount on food and other things.
Must recommend for family holiday!

Amazing Holiday!

It was an amazing stay, right from the beginning warm welcome to the day of departure that every moment lived there with the people of that home was superb and unforgettable.
We were 8 college friends altogether, actually meeting after a long time, it felt as if we had entered in own home. The rooms are spacious, clean and airy as well. The amenities were highly maintained and connected speakers with our Bluetooth for house parties. Mr. Sunil Bajaj helped to get a quick plan for day outing, as well as fulfilled all our sudden demands during the stay. We also hired another 2bhk apartment for our foreign guests found very good. He also coordinated cabs from airport pick up to drops and day tours nicely. 
I'll recommend this property and wish to visit again soon.

Wonderful experience

Heritage Exotica was THE kind of property we were looking to stay in Goa. We made a perfect choice to stay there. The place is all in one- close to beaches, excellent food Options to order, all the basics needed in the Villa available to cook by self, impeccable house keeping service and a super good property dealer (Sunil)!. 
All in all, I would surely recommend this place to others and choose to visit this place again when I am next in Goa..

Heritage Exotica was all what I wanted in a Villa in Goa!!

This is the first time I'm sharing my feedback on TripAdvisor hope this will help few in taking the right decision. Visited Goa in the second week of Nov'17 with family, we were 8 members opted for Heritage Exotica Villas because of the location and the reviews on Booking.com and on visiting found that the reviews shared are really true. The property is really amazing and comfortable in a silent zone of North Goa which is supposed to be a crowded and happening part of Goa, however it is walking distance from the the Main Market Junction of North Goa. Very close to Few good Restaurants like Salt, U&Me, FAT fish etc and Club Cabana and beaches like Baga, Calangute on the other side. Property has all the basic amenities like swimming pool, gym, Parking, personal garden, fully operational kitchen, washing machine, music system, LCD'S, air condition etc. We stayed for 3 nights enjoying the Comfort of home at a new location. Host Sunil & Ajay Bajaj were very helpful n cooperative and very proactive in sharing all the necessary information about the places to visit in Goa within the limited time.

Best stay in North Goa - Heritage Exotica Villa, Arapora

We stayed in a 4 BHK villa and it was a  duplex. Kitchen, 1 room and drawing room at the ground floor and other 3 rooms at the top. All the rooms were spacious  with attached bathroom. Apart from that there were 2 extra bathrooms. Drawing Dining and kitchen were also good with all necessary equipment  Fridge, Gas Microwave etc.

The staff was good and cleans the villa daily. The owners Anil and Sunil bajaj are cool persons and very good to talk to.

The only problem is beach is not walking to the place and there is no decent place to eat nearby. So, you have to take ur bike to eat anywhere.

Nice Stay

I have stayed there on new year for three days ....Location is good and studio apartments are good with all the required animites.... Overall a good experience . But parking isn't available here , you have to park your vehicle on the road .

They are fraudsters. I took a 3 year plan in July 2022 and I even told that I don’t need this as I am migrating to UK. They told that I can avail the services even from UK by just emailing or calling the Exotica Heritage. They convinced me that I can go anywhere around the World except Afghanistan, Syria and Pakistan.
I thought it’s fine to take the plan but yesterday I emailed Exotica Heritage and they replied that I need to upgrade the membership.
I wanted to plan my trip and at first instance they told that there are no tie up in that country. After that when I asked that it was not included in the list then they replied that I need to upgrade the membership.
They are making fool. Please don’t get their memberships as they are scammers.
The Sales person’s name are Kaniksh Bajpai (Manager) and Alok Kumar (Consultant).
Now they are not picking my calls and not even replying on whatsapp.
Also, please find the email reply they sent.

Exotica heritage is a fruad company..they will talk to you very politely initially to trap you in their bogus schemes but after you ask them questions and shake them a bit they get arrogant and won’t even offer a glass of water..in total this a SCAM..stay safe

Dear Goibibo,

First of all being a valued customer, I never expected that I'll have to write to you so many times.

I have to explain the issue from start till end to every different person, for every time I get a call.

Can’t the same person be on the call for one issue ?

1. I booked heritage exotica Goa 1bhk with shared pool (550sqft).

> The pool is in the another building, but in the images of goibibo it is shown as it’s in the same building.

> On goibibo it is clearly written that the room is 550sqft, I have taken the measurements for the same (which is not my work) and attaching it for your reference.

Measurements are as follows-
1. Bedroom - 104 sqft approximately (10' 8", 9' 11")
2. Living Hall -  129 sqft approximately (13' 5", 9' 8")
3. Washroom - 31 sqft approximately (7' 6", 4' 2")
4. Balcony - 40 sqft approximately (9' 7", 4' 3")
Total = 304 sqft

>  How 912 & 914 being the same properties, having the same room size of 550sqft has different amenities (refer screenshots). Here again they are misguiding the customers.

> As soon as I entered the room on 29-01-2010, I highlighted the issue to goibibo instantly and the hotel staffs as well.

> I got a call from the representative of goibibo on 29-01-2020, he put conference call with property or hotel person between 9 pm to 11:30 pm.
The person on concall completely denied that he can’t do anything. 
And the representative was talking very harsh and rude.

> By providing wrong information, both goibibo and the hotel company, misguiding the customers.

2. On 27-01-2020, I called the number provided by them in the attached pdf of ticket confirmation that I need some special arrangement and for early check in. 

For which I got confirmation too from the person.

Neither the arrangement was done nor anyone was picking up the call after that, I had to wait 3-4 hours outside as there was no reception at the property.

The number they had provided in the confirmation pdf, never gets connected.
