It is located in kondapur which is easily accessible to the business people where financial district is nearby. I loved the room lightnings and full furnished room. I have stayed 2 days here without any disturbance to water,electricity or other. Food was good and served well.

Good Hotel

One of the best restaurant in and around kondapur, 
 If any one wants to taste good food in reasonable price with nice ambience..its the perfect place to visit.when it comes to taste and quality. I strongly recommend others to visit this place.

Don't book at this hotel. It’s a scam. We booked this hotel to attend a conference in Hyderabad due to the close proximity to the conference hall. But when we got to the said address there was a hotel with a different name stating they don't have anything to do with Fabhotel. When we called Fabhotel they asked us to move our self to another hotel which was about 10km away.. It turns out that fabhotel is just a booking company who tie up with hotels. Worst of all we made the booking through booking.com and we requested extra bed and late check out which were approved on our booking confirmation,  but to our surprise these guys never honored  it claiming that the details never reached them, even though I showed the booking confirmation printout which clearly states that our request have been approved.. overall the worst experienced I have had in my life… PLEASE DON’T BOOK HERE.. GO ELSE WHERE. THEY ARE CROOKS……..

cheaters!!!

Being a regular customer of this hotel I again booked a room from 23 rd to 27 th of January 2016.But the service has detoriated drastically after the change of management.The front desk manager is overtly rude and gives a cold shoulder to online bookings.One certain female front desk person took 40 mins just to provide a plate to the room coz I ordered food from outside which again is not in their liking.The comod flush has some problem and after repeated request it was not repaired and the attitude suggested me to leave the room so that they can rent it out to someone else at higher price Eventually being a civil engg. I myself fixed the comode flush,and informed them the same but to my utter surprise even that could not make them realize their errant behavior Inspite of multiple vacant rooms they ddnt bother to give me the descent room just becoz I was an online customer and cramped me up in the worse possible room,I know that because I have stayed in this hotel for more than 25 times and practically have seen all the rooms.

To sum everything up this was my worse experience staying a swagath residency.Untill and unless the staffs are changed its a hotel one should avoid.

A budget hotel lost its charm

The experience at Swagath Residency was anything but pleasant. We were a group of 4 and had booked 2 double rooms for 4 nights. However, the bookings got reflected as single occupancy somehow and the issues began. The hotel started demanding money almost every time we passed the lobby for the extra person. The rate per person per night was 600 plus taxes while on goibibo the difference was only INR 230. They were adamant that we needed to pay 5500 for one extra person per room for all 4 nights. The goibibo executives also struggled to convince the inflexible hotel management. After reasoning with goibibo and hotel for more than 10 times finally they agreed to collect difference amount of INR 1840, in line with goibibo portal difference.
Following up with guests for money is absolutely distasteful and I was really fed up with their attitude.

Issues in the rooms :
1. No hot water for 3 days in both room 203 and 305
2.Washroom flush not working for all 4 days in room 305
3. Water stagnant in washbasin of room 305 for all 4 days.
4. Hotel does not have restaurant of its own.
They get food delivered from another group property.
5. No lift access to 3rd and 4th floors.
