There's a lot of bad reviews for this place but my girlfriend and I were pleasantly surprised.

The bed was really comfy, room was clean, shower was hot and powerful

For the price you pay its great. We were on the top floor and we had a great view of the city.

Location is perfect too, a minute away from bars and restaurants

Sam the general manager is extremely kind and helpful also. 

He booked our onward travel for us and unfortunately our boat was cancelled when we arrived to Sihanoukville, he was still happy to help from miles away

If we returned to Phnom Penh we would 100% stay here again

Great visit

basic but clean and nice staff. no worries. This place is pretty quiet and basic but I couldn't ask for more. TV, WiFi, close to action, close to minimarts, laundry, tickets. Safe friendly hangout. The staff are nice and friendly too.

It's in the perfect place to explore Phnom Penh
Near to river side and good bars
Rooms and bathroom is clean
The owner Heng is very nice guy who helps you if you need anything
You have a pool to play if you are tired with partying
You get a private room close to dorm price in Phnom Penh so I think it's best deal at best place

Dirty! Smelly!

Everything is Brocken inside

Don't go there. I asked to change room already 2 time
I am trying to get a other hotel tomorrow.
The bed is so dirty that I am sleeping on the floor. 
The towel have a whole inside


The worst place ever!

This guest house, especially our room, had everything you don't want from accommodation. It was dark and narrow, the window was not a real window because there was only darkness and another part of the building behind. Great, considering the fact that I've particularly asked for a window before booking. The same for a fridge and there was one, but it was not plugged in. That wouldn't have been an issue - if there would've been a power plug to plug it in. But there wasn't. So no fridge. 
For the AC: it works only for 45 minutes. Afterwards it automatically stops. Have a good sweaty night. 
The floor was really dirty. Not just a lot of dust and hairs, also plastic rubbish and a lost comb under the desk. This room hasn't been cleaned properly for weeks! There was an ant street through the room and some smaller cockroaches, too. 
The sheets were incredibly stained. Shocking. After we asked for a change the new ones looked only a little bit better. No towels. 
The bathroom smelled of mould and was in a state of complete disrepair. Check out the pictures...

We moved out and cancelled. Thankfully Airbnb reacted very professionally and refunded our money. 

Conclusion: don't stay here. 

The worst place we've been

Arrived at 9pm from Laos and was happy to find this comfortable guest house with nice staff at the front desk. Clean rooms with air con and good wifi for $15. Double rooms all on 3rd floor, mine had no window. I was hoping for a slightly later start in the morning but was awake by 7 thanks to the construction work in the building next door- concrete drilling! Earplugs were useless! If you are planning on an early start I'm sure it would be ok.
