Zak was the first Hotel on my trip to Sri Lanka. I have booked this Hotel one month prior to my arrival. They didn't expect me to come in. In the evening I have waited more than 20 minutes to enter my Room, which after all, was not enough cleaned and left with the waste of old guests. The Hotels is in the vicinity of many Temples, rail Terminal, and big Supermarket.

Good location and uncomfortable place to stay

We needed a place to stay close to Galle Face, so we went for this one despite being over the budget, but since it was close, we decided we could go there rather than spend money on tuk tuk to get to some more conveniently priced locations. 
What I can say now that I have some experience with Colombo is that the price is not justified by anything. The location is indeed good, close to town centre and the objectives one would wish to visit during the stay. Except for that, nothing. First, we were greeted by a very bored and on the rush person who gave us the keys to a room next to the tiny office which should rather be the staff quarters considering where it was. The sitting area that they say they should have is actually the notice board room for the office where all the other guests have access and we could actually hear the chats of some of them who probably were directed to the same place. The furniture is old. I appreciated that it had a mini fridge, but it could be cleaned before people come to stay.The shower was good. The bed was not the most conformable I slept in and at that price, they could buy some decent pillows. 
I decided next time I prefer go 3 km further but have a decent stay.

Overpriced for below average place

This place is in the heart of Colombo, easy access to all the famous sights by walking. Since there are five adults in my company, the owner generously provides us free mattress for the fifth person. The room is spacious. King-sized bed is comfortable. We use the microwave oven to cook some meals. The only problem of this property is the cockroaches. Roaches are everywhere.

cockroaches and mosquitoes in the room, terrible bed with stained sheets and no blankets, mould on the ceiling of the bathroom, exposed electrical wires all over the floor, broken air conditioner, no tv, no wifi, very rude host, positioned in a terrible part of the city, and way overpriced!!!
easily the worst hotel experience i have ever had in my life. an absolutely disgusting hotel, this place should be shut down. 
STAY AWAY, DO NOT BOOK ZAK RESIDENCES

ABSOLUTE NIGHTMARE. DO NOT STAY HERE

We are two families with small kids (< 12 yrs) and very used to travel all over the world. 
We luckily had to spend only one night in Colombo. Since the preliminary contacts we had with the residence manager/owner we had troubles to get any sort of answer and we had been compelled to write several emails and call from Italy to Sri Lanka also to have a simple confirmation of our booking. 
We arrived in Colombo after a long trip, having informed the owner that we would arrive about 9:00-9:30  PM. We finally arrived at 9:30 PM but a few minutes before our arrival we got a phone call saying that we were too late and that the residence at that time was already closed (???). Not professional, at all.
We were redirected to another hotel, whose description is going to follow.
The hotel was far from where we decided to stay in Colombo and Zak Residence’s owner was not there and rejected to come upon request, leaving us in the hands of another man (we suppose the manager of the “hotel”)
He spoke a really poor English, but he was very capable to let us understand that if we did not pay immediately cash he would push out in the night us and our kids.
The new “accommodation” was at the 4th floor without facilities to climb up (no elevators) and despite we were 8 it  had only 6 beds. The condition of the rooms was ugly: holes, bugs and ants in the towels,  7cm giant-beatles were everywhere. No bed sheets, there were matrasses directly on the floor.  Last but not least, no warm water.
The bathroom conditions were unacceptable, describing it as dirty is a real compliment, every area of the rooms was unpleasantly, terribly dirty.
The room doors could not even be closed as the locks were damaged
We understood from some locals that there is the bad habit to overbook tourist rooms and redirect them with a first arrived/first served logic.
The correct way to react would have been to call Police and the Embassy but having kids with us we decided to give up: dear Zak Residence owner, you and your overbooking mate have been lucky for this.
NOTE: the pictures are not about Zak Residence, which we could not visit at all, but about the “hotel” where we have been redirected.!

Unprofessional behaviour: a nightmare stay

We stayed there for two nights, unfortunately not so much things were working. Wifi wasn't working sometimes and water was flowing from our aircon.

Were very grateful for erlier check in tho and it's in a good location!
