It was a good decision to stay in this district rather than Kotor downtown. A private beach, perfect nature and view and a clean comfortable room. We bought some stuff for breakfast from the market and ate at the apartment. Kotor is very close, just a 10 minute-drive. Though we liked Perast more which is the same distance on the opposite direction.

Great Spot

Very pleasant small hotel in the building of XVI century located 10 meters from the Bay of Kotor and 15-20 minutes of walking from the Old Town. One should take a room with sea view if it’s possible because the view to the bay and mountains is really sensational. You can catch this view on veranda also while having a breakfast in the morning or a cocktail in the evening. They have a kitchen with BBQ and a washing machine.

Beautiful house near the water

We booked 7 apartments as part of a family party. 4 were in the original building, 3 in the newly renovated block behind. Sea views are from the two apartments on the second floor. 

The rooms in the old building are very traditional with some beautiful features. All apartments have one double bedroom and another click clack sofa bed in the living room which has a thick comfortable mattress. 

The rooms in the apartments behind are relatively modern. They have balconies and shutters on the double glazed doors and windows. 

There seemed to be an odd mix of equipment in each apartment, which didn't matter to us because we pooled cutlery and crockery. For example, my apartment had only 1 plate. Another had no chopping board. 

Plenty of towels of varying sizes were provided, including two very large towels that we took to the beach. 

The location of the apartments and the communal spaces were the biggest plus points.

The water front is opposite the front door to the apartment entrance. Easy enough to carry across one of the deck chairs available. It's a 20 minute walk to Kotor centre. Far enough to work up a good appetite for dinner!

There is a covered space in the garden that is a lovely place to eat. There is also a roof terrace that has a view over the water. 

The biggest downsides for me were not something that the owners could easily control. Next door have a large sounding dog that they keep outside. The dog responds to hearing people moving around by barking and this could happen any time during the day or night. There are also lots of local cats and if patio doors are left open then they are quite happy to come in. 

Functional accommodation with the perfect location

We were there for 3 nights and we took apartment number 8 on the third floor. The apartments are in a very nicely renovated old stone house. The apartment comes with ac, tv, refrigerator, stove , kitchen ware, one futon for two in the living room, and a separate beroom. It is basically a fully furnished clean apartment with windows  on the ceilings as it is an attic room but it has a spectacular view of the sea and it is right across from the sea. The staff are very friendly and there is a restaurant 100meters away and a nice bar 30 meters away. Excellant place to spend time with family and relax. The fortress is at a walking distance as well.Very cozy home like feeling.

Wonderful Location and Great Rooms

The apartment was clean and had all basic amenities .
We stayed in apartment 7 which had 2 velux windows.
The WiFi wasn’t brilliant but the owner fixed the problem quickly.
The sheets were only changed once a week as were the towels, but we asked for clean ones and they where changed quickly.
The location was great . Right on the front of the bay and cafes and restaurants nearby.
It was a very pleasant 20 minute walk to the old town which was lovely.


Functional apartment

Despite several conversations with the owner whilst booking and before travelling it turned out that we were not expected (by the housekeeper) when we arrived! The difficulty was compounded as the housekeeper had no English. My wife eventually managed to explain we had a booking but there was some confusion and a phone call required to clear the matter up. This was not a good start.

When we did gain access there was quite a basic feeling to the place. We didn't expect luxury but the equipment just felt a bit sparse - no tea towel, no tea spoons, no cafetiere, no microwave.

The usable space of the apartment was also quite small.  It would not have been too bad except for the sloping roof in both the bedroom & living room/kitchen space which meant having to walk around with a crooked neck to avoid banging your head on the ceiling. To be fair, the photos do show the sloping roof, but it's difficult to gauge the impact until you're in the place.

The only two windows on the side of the building facing the water were of the velux variety - so no view (or only a glimpse of the sky and top of the mountain ridge on the other side of the bay). Again to fair, a view was not mentioned in the description. However, the lack of any view, plus the small floor space, made the apartment feel claustrophobic. Having a base is one of the main reasons for choosing to rent an apartment vs staying in a hotel, but we just didn't want to spend any time inside relaxing.

It's also worth noting that the velux window in the bedroom (positioned above the beds) had only a thin blind with a gap around the edge, which meant that the morning light woke us up quite early.

WiFi was very poor. No signal in the bedroom, and it dropped in and out when in the lounge area. Standing in the kitchen was the most reliable place but even here you couldn't be sure of a signal when moving between web pages!  It's time that places advertised as having wifi meant more than trying in vain to connect to a router downstairs or in a different apartment.  Simply not good enough. Especially when powerline technology means you can extend a wifi hotspot for £50.

There was also a very unpleasant smell from the bathroom sink which appeared each evening, but then disappeared by the following morning.

What was good? Comms with the owner (Zoran) were swift & effective. The location (Dubrota) is good - a 20 min walk into the old town - far enough away to ensure a quiet night. And the water is only a few metres away.

We originally booked for 10 days but cancelled after 3 (preferring to take the hit of only a partial refund of the remaining 7 days) and found somewhere else.

We did hesitate when we first came across this place as there weren't many recent reviews and it seems like we found out why - it's just not that great, especially for the price.
