Got two rooms on the topmost floor over the weekend. Check in was annoying because the person checking in couldn't seem to do the math. 

Facilities were adequate (in the broadest sense of the word). Was only there mostly to sleep and shower (there's a soap dispenser in the shower, so you'll need to bring your own toiletries). Towels were a little ratty. In-room Wi-Fi practically nonexistent. There was a preexisting tear in the bedsheet which I didn't know about until the next morning when I flipped the quilt cover over; I did not dare let management know because of the penalty (which was posted on the back of the door). Pillows were a little too flat for me. The AC took awhile to get going, so if you could get a second keycard, that would be great. Only thing the room had going was the cleanliness. 

Check out was easier because there were a couple of mailboxes for you to drop the key cards in if no one was around to check you out.

Check your rooms

Kenneth, the owner,was very responsive to my email and text messages abt an early check-in. He's also very friendly and even took a few selfies with me after my run. The place, room and common areas are really clean (I didn't even need to use my bedroom slippers which I normally do when I stay in hotels/homestays). Water pressure in the shower was good/powerful. Probably the only downside would be the weak-to-almost-non-existent WiFi in the room (works ok in the living room).

Budget homestay in a quaint backwater town

We happen to have seen this budget inn during one of our day trips to Tanjong Sepat and decided to book anight's stay on our next visit. As what the name suggests, it is a budget inn built up from a house. The owner who is usually there over the weekends, inherited this plot and decided to convert it into a budget inn.

With less than 20 rooms in total, the capacity is limited. Parking inside the compound is very limited and only able to slot in 4 vehicles, however, you can park along the road in front of the property. We intentionally asked for a room either facing the back or the side of the property to avoid the noise coming from the main road. The room was decently sized, with basic amenities, an attached bathroom and air conditioned.

The decor of the room was equally bland and basic. There wasn't a wardrobe but just a clothes hanger mounted on one of the walls. Complimentary drinking water and coffee sachets were provided but no disposable slippers, which was unfortunate considering that guest are mot allowed to wear their own footwear up to the guest floors. At the very least, the LCD TV had a couple of satellite channels. The bathroom was petite and quite a squeeze but it had a proper shower cabinet & water heater. Water pressure was ok and does enough when needed.

The thing we liked the least about our room was the air conditioner which was only 1hp and insufficient for this room size especially when it gets the heat from the roof. One way to go about it was to ask for 2 room key cards so that one can be left in the power switch slot while we were out, leaving the air cond to work its magic. Another concern was the cleanliness which could have been improved with a little attention to detail. The bed sheets had balck stains on it, the wall had something disgusting on it (see my uploaded pictures) and the floor still had some debris on it.

There are no facilities in this property but it does have a nice homely living space next to the reception which we spent most of our late evenings accompanied by our own drinks. Overall, it was a nice stay and without much conplaints except for the cleanliness, under capacity air cond&  some noisy inconsiderate bunch that made a lot of noise, but this one was no fault of the property owner.

Simple budget stay

I love the environment here, I think the owner put  effort for the environment here. 
We are one family five person staying at the big family room and the price is affordable and it is walking distance to the tangjung sepat most famous "mei cai bao" A hock seafood " ba Ku tea"  and coffee powder factory.
The only problem is the shower heater problem some time hot some time cool and lucky the weather is quite hot and we are ok to use the cool water.

Another problem is the internet wireless problem which is not stable.
 
We already highlight the problem to the owner and we ready hope their improvement , I am still suggest this hostel to the person if you ready like to find some place to relax.

For the location the hostel is just opposite to the 7 eleven and walking distance to all the sea food restaurant so don't worry the is very hard to find the food.

Strategy location with the good owner

The boss was technically dumb.
The boss did some configuration on the air condition fan speed to save electricity bill
The whole room don't even feel cold after 2 hours
We change 3 room all the room has air conditioning fan speed problem
Asked for a refund but the boss say he need to deduct $20 because his working is working 
It was a total RIP OFF
