Fancy Guesthouse rooms are clean and quiet.  Location is good, a couple of blocks away from the riverside.  Good hot water showers. Friendly family run business.  Would stay again next time I am in Phnom Penh.

Great location

I liked the location.  About it . I when i booked the room i was supposed to have a balcony and room cleaner dailyNo coffee or tea available in room. Not clean. No safe in room as described.  Or any of the aove. Staff not interested  in making  a happy stay. Do not revisit.

There are drops of water from the above room In the toilet and after the staff was told, someone repairing in 24 hours. The cashier is lovely, the staff downstair are sincerely even though they are not in a uniform. I will be back again for sure.

Love

First time staying at this guest house, ideal for anyone on a budget, clean and quiet, for the money it's hard to beat. Staff on reception where ok, helped me out when needed. I would stay here again no problem!

Pleasant stay

A delightful guesthouse, very tastefully decorated and new. Exceptionally clean, with cold airconditioning and hot water available. The beds are firm but comfortable and the TV reception is good. The staff were always very friendly and helpful, the only thing that would make this perfect would be a fridge in the room. situated close to many food outlets, a pharmacy, ATM and laundry services within 100 metres. Outstanding value for money

Outstanding

Loved the stuff.  We made concessions and there was an early eviction without any problems.  The room is comfortable in size, the room has everything you need, although the kettle is not enough.  The room is not quite clean and damp, but it is a guesthouse.  Good location

Not bad

They did not have room ready when we arrived at 7:30 pm when check in was at 2 pm. They did not give us the room that we booked. We had booked a room with balcony. After a while they gave us room. They had a kettle which you could not plug in anywhere! Overall not a place for relaxating experience!

Not a great experience

We were there just a short time but it really made us feel more than home. A genuine smile from everyone really touch our heartfelt. Room was cleaned, food is fantastic, can't wait to be there again soon. 

Great place to stay 

I took the dorm for $10 exclusive, because there were no customers.
They did not have a key..
It took two hours to change the  lock.
It is hard to pay.. The woman is either just not there, and nobody can take the money, or one time she was there, she was talking on the cell phone.
I said i will come back when you are finished with the call - still she did not take the hint.
I is just plain bad manners.
Going in at night i had to be guided through dark corridors because there no lights - Saving electricity?
However the worst is the noise in the street. 
Daytime a motor cycle work shop cutting steel and revving up bikes, along with dogs barking. Including the one owned by this place.
In the night dogs barking, often for hours!
It hardly stops.
Stay away.

Problems here.

You can see they do their best to keep the place clean, but the efforts are unfortunately disappearing in the points mentioned below:

- serious smell of cigarettes - allthough smoking is not allowed
I said something about this but it was waved away by saying Chinese people stil just smoke where they want (guesthouse is Chinese too)
- no window -  so also no way to air out the cigarette smell
- severe case of mold on the bathroom ceiling (and on the walls)
- matress through which you can feel the springs
- when pulled away the covers we saw short black hairs and stains on the sheets
- airconditioning didn't work properly and was noisy because of some defect
- fellow travelers didn't even have a light in their bathroom and nothing that could be done about it

In my opinion you can get better value for 15 dollars in Phnom Penh. If you do decide to stay here, make sure you have a room with a window - less cigarette smell en hopefully less mold.
