Firstly, it took us nearly an hour to find the place. 
Secondly, it supposed to come with toileteries but it doesn't. 
Thirdly, the staff is very rude.
And finally, the room was ok, but it isn't worth that money. 
Something positive good location, near many bars and restaurants.

To expensive for such service

The guesthouse is on a great location: in the center of District 1 but in an alley so no noise from the streets. 
The alley itself is safe and there is so much happening you don’t know where to look at first. I loved it. 
The rooms is very clean, quite small but the bed is comfortable and the staff is friendly so a perfect place for a one or two night lay over I you don’t want to spend a lot of money but also don’t want to stay in a dorm. 
Also handy (that is why I selected it in the first place): the Futa bus office and bus stop are around the corner. 

Super location, Small but very clean room

Ma’s Guest house is situated in Chiang Mai old town, 10 - 15 minute drive from the airport. We stayed here for 4 nights and were made to feel very welcome. Lovely bedroom, comfortable bed, air conditioning with private toilet and shower. At breakfast there was a good selection to choose from: tea/coffee, boiled eggs, waffles, toast with jams, fresh fruit and even some hot Thai dishes! Ma and her girls were so helpful and kind and even offered us a lift to the airport and laundry service. Nothing was a problem. Would highly recommend this friendly and homely guest house.

Delightful Guest House in Chiang Mai

I arrived yesterday morning, originally could not fault the woman who I would say ‘owns’ it. She checked us in to a room straight away and had even told us she had selected a bigger room for us upon arrival. 
Before even entering the room there was a dirty rag outside the door, which remained there for the duration. Inside the room was two spacious double beds. The bed I had selected was covered in bugs, had cigarette burns in the sheet and multiple other stains on the bed, as did my friends. After having travelled over night we ignored this issue and went to sleep being as tired as what we were. 
Once we had woke up we decided to go out around 7pm for some food and to check out other local spots for some drinks. We returned no later than 10:30pm, to find we had been locked out of our hostel, we had not been informed of how to get back in, any code for the door or that there was a curfew. This resulted in setting off the alarm on 2 occasions before one of the family members appeared to let us in and did not seem best pleased. This was before 11pm.
When we got back to the room, and noticed how diabolical the wifi was, we ended up sitting with our bedroom door open as close to the router as we could. My friend decided to plug her phone in to charge it, as she did, she received a electric shock go up her arm and through her body. My friend looked at me and began crying immediately due to the pain and the involuntary shaking of her arm. Eventually my friend was able to calm down however the shaking and burning up of her arm continued, to which we thought we would need medical attention but in fact did not know how to get back out of the hostel or what room any of the staff were in to awaken them.
Eventually we were able to get to sleep however remained scared of touching any electrics and unhappy with what we were supposed to be paying for.
Despite this, the rooms I found to be unclean, especially the bathroom, there were ants everywhere, the shower head was extremely dirty and the bathroom mirror I couldn’t even see myself in for the smudges and splash marks. 

What was a 3 night stay ended up being a 1 night stay. Costing us $40 to cancel online as well as her expectation for us to pay as well. As we were checking out she was very rude about us cancelling, raising her voice at us, pointing in our faces and not accepting the problems we had voiced about our stay.

Would not rate this one star

Stayed for 1 night. 
Arrived in Ho Chi Minh at 7.30 am, initially we was told to leave our rucksacks in the lobby (which the doors are wide open, onto a busy ally way!) as our room wasn't ready. However, when I asked if there as a room I could quickly freshen up in, they had a room we could check into! 
Room was very basic, no toilet roll, wifi is shocking and only a small blanket to sleep with.
Staff was not very welcoming, when we asked about a trip to the Cu Chi Tunnels, the lady wasn't very helpful.
If you don't mind a cheap place to lay your head then great!

Would not recommend 

It is located within the backpacker district, walking distance from many attractions. Not the easiest to locate however, since it is surrounded by many other guesthouses. Our room was decent but not the cleanest. Toilet door could not be locked, faulty air conditioning made that was not fixed but rather they provided a standing fan for us instead. Hope they will look into this issue soon.

Great Location, Poor service

I stayed in June 2017 for 4 nights. Very clean, big room with balcony and panorama window, friendly staff/family and in a quiet side road. Value for money. Laundry service next door.

I liked the area very much - it's busy and chaotic (kind of Khao San like) but these little side alleys (Hem) are quiet enough to get some uninterrupted rest at night. Though it's touristy there were much more locals locals in the bars.

We arrived at 10 am and even if the check-in was meant to be at 2 pm they gave us the room straight away. Appreciate this so much after a night flying around. 
The guesthouse is run by a lovely family. The room was basic but clean. The bed was comfy. The only thing we didn't like was the toilet which was very close to the wall, but not a big deal. 
They were also selling cheap water and drinks.

No elevator walaupun stay in 5th floor.
