What a lovely place to stay, close to everything and handy for regular buses. Kay makes you feel oh so welcome and nothing is too much trouble, accompanying Kay is her lovely frenchies; Lola & Olly who also make you feel welcome. Room clean & spacious; ours overlooked the gardens. The usual tea/coffee etc but also regular bottles of water - a nice addition. Due to COVID, our breakfast table was pre-set with a selection of cereals, croissants, fruit, yoghurts, juice as well as ample supply of toast, tea, coffee and a scrummy cooked breakfast. Friendly, relaxed atmosphere - def worth visiting, thank you Kay.

Perfect

Travelling on my own I was welcomed  and immediatly felt comfortable. The breakfast was brilliant.  Choices were Cereal,fruits,cereal bar,muffin,toast as well as a full Scottish breakfast plus haggis    ..Bedroom very comfortable and I wanted for nothing. I had all I needed. Location not too bad . 15 to 20 min walk to centre of city but bus stops   very close

Home from home friendly

most amazing place, a 10 for everything,  fantastic hosts, immaculate clean and comfortable rooms, super breakfast,  we love the place and will return, nothing and I mean nothing is any trouble, even down to the lovely cake for my daughters birthday. Thanks so much

Absolutely fabulous.  Cannot fault this place.  Nothing is any trouble.  Breakfast is lush and rooms are spotlessly clean.  Made us feel very welcome and my daughter got an unexpected gift from them.  Would highly recommend the visit

Birthday For My Daughter

We were thrilled to learn that Ailsa's Guest House was pretty much a 15 minute walk from the city centre! If you are travelling from the airport or the train, the main stops are right in the city centre next to all shopping and transit, plus the hop on hop off busses... VERY convenient!!!

The property itself is very quiet! This is hard to find in most cities. The management team are really down to earth, approachable, and can give you the need to know on anything and everything!  Our room was quite large in comparison to other guest houses we have stayed in. Any replenishment of toiletries and towels, they are on it! The breakfast was very cute as well. A hot breakfast with a few made to order options from the menu. 

We enjoyed our stay very much and would welcome another opportunity if we were to travel by Edinburgh again! If you like quiet, simple, clean, and straight forward uncomplicated comfort - Ailsa's Guest House is a location to consider!

Very cute hidden retreat in the city!

A single room is small, but clean and well equipped (even a warm air blower which I thankfully used when it was getting chilly and raining outside). The wc/shower room was of an agreeable size, not too tiny. Breakfast was good and service was fast and friendly. For one or two nights it is a reasonable choice if you want to be budget friendly.

Value for money

A good base for exploring the city - not far from the Old and New towns and near the vibrant Canonmills areas if you don't fancy walking too far for a drink or meal. The owner is friendly and helpful and there are two cute pug dogs who potter around the front steps.

Decent location - friendly host - comfortable bed and great breakfast

Its in a respectable part of town, at a respectable distance. It's clean, in decent condition, and at a reasonable price. The breakfasts were well cooked and presented (though I will never get used to Haggis!). The beds comfortable and the bedrooms a decent size.
Mine host and hostess were most welcoming and pleasant.

A respectable hotel in nearly every ways

We stayed there for two nights. The location is good-approximately 20 minutes walk from the old town, and 25 from Dean Village (you have to visit this village, it is BEAUTIFUL), near to cafes and cozy restaurants. The room was small but comfortable for two nights. There was a small enough bathroom as well. Generally it was not too clean but it was ok-not bad. Ww found 2 small bottles of water in the room, coffee, a kettle, a small bag with fudges. The hosts were really friendly and kind. 
Breakfast: there was a small buffet with muffins, bars, cheese, small pancakes, yoghurt, cereal, fruits and some toppings for these and you can have the choice to order a full breakfast as well. The hosts cooking it instantly. Not something special, but fresh, really nice and homemade! 
I would choose it again for my accommodation, in case I visit Edinburgh again. I recommend it, if you are searching something "budget-friendly" and simple.

Value for money, good location

The house is nice from the outside, maybe a bit old inside. The carpet in my room was a bit old, I think - there were stains.
In the end, however, I slept nicely, breakfast was good, the toilet was clean, the area is quiet but not far from the centre.
