went to this place about 5 years ago and it was good but this time i found it had gone down hill the beds are rock hard and and small ,there was a buzzing noise like a electric motor that starts at 3 am .a very bright green light on all night  in the room telling you the exit , the bathroom really needs attention when you use the shower and a bad sewage smell comes in the bathroom ,the shower had black mould on it and was lose where fastened to the wall ,black marks on the wood work ,the bottom of the door had water  and something  stain marks where its never been cleaned   and quite a few of the floor tills are cracked its a shame as it used to be a nice place

Please be aware this is not B&B .we arrived on the Friday for 7 nights no one there your name is on the main building door and tells what room you are in and key in door, room 3 was ok clean bathroom and bedding but quite small. It is out of the way on a dark winding road so walking to get food or a pub is not  ideal .as it wasn't made clear that you had a shared kitchen with 6 other rooms there was a member of staff in every day but not interested in engaging in conversation so stopped bothering. 
Its ok if you need a cheap room for the night or don't mind being in the middle of nowhere .we left 2 days early ,not for us.

Not B&B

After reading all the reviews on here, we were worried. I even emailed the owner to tell her of our worries, she contacted me back asap putting my mind at rest. On arrival we entered our property, The main 3 bed house, and it took out breath away ! It was spacious, clean, had everything we needed. Upstairs 3 double bedrooms, 2 with on suit’s. It was lovely, the site is quiet and peaceful, which was what we were looking for. There was someone on site every day , washing and doing jobs . We honestly couldn’t fault the place and can’t wait to return.

We have just had an amazing stay here !

Last weekend we stayed at Annapurna Guest House (Willow, Elderflower and Room 3) in Lingwood, Norfolk. To be honest, we wished we hadn’t. Though the accommodation has the potential to be some of the best, spacious and pleasant accommodation in the area, the standard of the barns and rooms (mainly Willow, but issues in others) was appalling and the attitude of the owner showed no experience or regard for any aspect of customer service. After messaging late on the Friday night as I couldn’t sleep because of the smell, we called on the Saturday morning to explain some issues we had, mainly, but not exclusively, the awful smell (we could only assume it was a stale mix of sweat, cigarette smoke and a dirty oven). The lady (I assume the owner) on the other end of the phone offered no apology and immediately began blaming the previous guests. Though someone came over almost immediately, it was not the most warming greeting. We asked them to fix the shower head, shower door seal and clean the oven and the fridge specifically and also explained that the place needed a good clean throughout. There were also some minor issues in the two other properties. He explained that they hadn’t had a cleaner for a while and he looked it over after the previous guests and ‘it seemed ok’. I can only assume that they expect the previous guests to properly clean before they leave. This would also explain the varied conditions of the three properties we booked and the accusation of leaving the property in a ‘mess’ a matter which has never been explained. After asking them to do a ‘good clean’ when they came to fix the shower head and clean the oven and fridge, we found that no further cleaning had been done. By this time it was Saturday evening (with 3 children under 3) and we were only there until the Sunday morning. On leaving, we checked to see if our toys had gone under the sofa, that is when we found the broken glass left by the previous occupants. Also, the state of the bedding was also found after stripping the beds which we do after every stay. I stripped all the beds in Willow and wished I hadn’t and couldn’t face stripping them in the other accommodation. Following this, I contacted the owner to explain our concerns, firstly hoping that we would actually get some sort of apology but also to hopefully ensure that the issues were resolved for the next guests. No chance of that. What ensued was several insulting messages that mostly had no relevance to the issues we were raising. Please look at the photos and read the messages and make your own decision. Booking.com did little to help either and washed their hands of the issue. If you do decide to stay, I hope it is better for you. If not, please make sure you take a good selection of cleaning products and be prepared to clean it yourself.

Lots of potential let down by lack of cleaning and the attitude of the owner…

Stayed in the 3 bed self catering barn for 3 nights.  On arrival we were pleasantly surprised at how spacious the barn was.  Unfortunately, it was let down by the tiredness the fixture & fittings were showing.  

The kitchen needs some tlc, the toaster has seen better days, but does the job!  A rusty dish rack which could so easily and cheaply  be replaced.  Chipped crockery, random cutlery!  Mouldy seal in the washing machine.  We didn’t use the cooker or hob, but both look like they  could do with replacing,  One of the dining chairs legs was falling off and it had been previously screwed back on!   In one of the twin bed rooms we had to use one quilt off the spare bed as a mattress topper due to the springs in the thin mattress.  

On the flip side, lovely oak floors (could do with a sand & stain!). Marble tiled floors and mega thick heavy curtains are also fitted in the barn.  The potential the barn has to be stunning is very obvious, but along with that comes higher prices, I suppose.

Could only give 1/5 for service as we didn’t actually see anyone, we found our name on the board and let ourselves in to the property and on leaving, just left the key in the door.

We were unable to get Wi-Fi even though there is a password provided.

On saying all the above, you’d think we wouldn’t return, but for the price we paid it was adequate and  ideally located for us and very quiet. Plus we now know what we’d be getting!!

Mixed Review,,,  you get what you pay for…..

Just simply frightful...so called assessable room had cheap 'Argos' quality beds that would not have suited even a child.  Everywhere was filthy, black mould in bathroom. With all fittings rusty.  Floor squelchy in bathroom. Where water from shower had accumulated under the lino for some CONSIDERABLE TIME.  Skin was crawling at the site of the old bedlinen and hard washed out towels.  WORST PLACE I HAVE EVER BOOKED.  NO NOD TO COVID REGS...Old half used soap dispensers, shampoo etc with loose tea, coffee,sugar in jars.  All finger marked from previous users....IT GETS WORSE... Due to faulty locks I was LOCKED IN THE BUILDING and had to phone for assistance.  CHANGED ROOM BUT WAS GIVEN A ROOM THAT HAD NOT BEEN CLEANED AND HAD OTHER PEOPLES RUBBISH IN BIN AND PEE IN TOILET.  BEDLINEN WAS REVOLTING!  BEING a Sunday during a storm I could not just walk out....but I will take it up further with booking.com.

IT IS A SCAM, BEWARE SEE ROOM FIRST.

We stayed for 2 nights during the xmas holidays on first arrival all seemed well comfortable warm  and catered for our needs being dog friendly however come early evening as we stayed in room 3  on ground level  the person above us was well noisy and inconsiderate slamming doors all the time  eventually we sett down for the night  and had a good night sleep however our second night was a different story it appears the that more people arrived upstairs a group of young males  around 10 pm ish  who again was very loud banging about swearing loudly  sounded like they was playing rugby up there  , I took a walk with the dogs  and met with a youngish male who said worked there  I told him my concerns and he said he would have a word   He also said the lads work here they have been. Here for months he went straight to their room it did go quiet but come 3 am they was arguing upstairs swearing again and general trouble   It when quiet again then started again at 5.30 ish am  I  now believe the male I spoke to was staying with them  Never will I recommend this place

Stayed here for a couple of nights in one of the barns.  It is very dated, cold (they use a solar heating system that comes on for a couple of hours and the rooms are freezing at night- we wore jumpers in bed!_
Its not had a refurb I would think for at least 15 years. There is nothing not even a packet of sugar when you arrive so you have to bring your own tea, coffee and milk. The gardens are all in one, so you dont have privacy or any fence boundary (would not be good if you have dog or children). They leave the key and your name on a chart outside the door of reception which is not at all what they email you - so spent ages in the pitch black trying to work things out. Upon arrival at barn it was completely dark - they had switched off the outside lights, so nearly tripped at the door step. 
All in all just very very average. The beds are very cheap as are the pillows and quilts. Depends what you are used to but this is nothing other than budget accomodation.

We just left this morning. Our room was spacious and clean. Great value too. 
More lighting in car park was needed in our opinion. 
Other guests should be more considerate when parking. Room for 3-4 more cars but we couldn’t get in. 
Overall a lovely place.

Smashing stay

Me and my partner stayed here Monday and Tuesday this week. Was really looking forward to a few days with no children or dogs. However we was rather disappointed we could not use the hot tub as it was cloudy and not the cleanest we have seen. There was no seating area unless you stayed in the barn apartments. Car park was pitch black no lighting at all even solar ones. The room itself was okay although bed was rather small as my partner is 6ft. The floor in the bathroom had a huge crack in it so couldn't walk barefoot in case caught yourself. The WiFi kept saying incorrect password word and apparently they only change beds/towels every 4 days eeewwww. I can't seem to upload all photos unfortunately. I did contact the property with regards to WiFi and got no response from them yet they was really helpful before we arrived. Personally feel it is over priced for a double room and not even a seating area and couldn't use hot tub!
