The place itself is nice, but unfortunately there was a group of people having a party in the place, so we could not sleep at all. What annoyed us is that the owner did not bother to inform the party guest ( 8 people ) that there was also other 4 guest not belonging to their group, in order for them to stop shouting at a late hour. 
So we had to tell them ourself 
If you decide to overnight there, make sure the other guest knows you what to sleep 
The place is not so near to the flirting market, the road to walk from the place to the glitzing market is dark and with many street dog 

Would have been a perfect stay, but ...

We were very disappointed with this hotel which is not really a hotel, more of a guesthouse with very few facilities. Staff are very pleasant but that did not quite make up for the rather dark and depressing room we found ourselves in.  We did think of leaving but decided in the end to stay but I cannot say that we enjoyed our stay at all.

Does not live up to previous reviews

It is located around ten minutes walk from Amphawa floating market. Pay attention to safety if you return late from the market as the road leading to it is quiet. The house is located on the edge of river. The whole building is made of timber. The whole environment is quite comfortable to those who are living in the city.
According to its facilities and location, I think it is more like a guest house than a hotel and it is overpriced.
I stayed there on 4 December 2016. I reserved a room with double bed but it was not available when I arrived. The room was equipped with a fridge, a tv and a hairdryer.
My room was on the ground floor so I could hear the sound induced by walking at the floor above. The breakfast was included, I can choose Thai or American, not much but enough.
There were two things that made me quite uncomfortable. Firstly, when I check in, the staff asked me if I would like to make contribution to the monk in the morning of the following day. I agreed and paid, The staff told me that the monk would come around 7:20am on the following day. I told her to wake me up before the monk came but no one did it. I woke up early and I went to the river to wait for the monk and watch what the locals did. As a tourist, the staff should tell me what I should do in the following day morning and should let me know which contribution belonged to me. I just paid and did not know what to do and did not know where was my contribution. 
Secondly, there was water seepage in the morning and wetted half of my bed. It was around 8:00am, luckily I went out to wait for the monk coming otherwise I was still on the bed. 
Jump to the conclusion, if count those incidents out, the service of the staff was quite good but I think it is overpriced.

Guest house not hotel

My girlfriend was looking for a homestay/traditional Thai home for this trip & while we had to book the three bedroom option, we got what we where looking for.
We had the whole upper floor of the property & despite the traditional look there was plenty of power points for re-charging modern devices & good wifi coverage.

Breakfast was server in the property & extra snacks where provided.

There are a few dog's that have free range of the grounds, they are freindly and add to the atmosphere.

Arrangements where made to provide a donation to a monk, this required an early start but is worth it.

Food can be ordered in, cheap and very good quality.

A car is required to get to the property & is useful for exploring the local area.

Relaxing home from home break

The room & The location are not reasonable at the price.

Air Condition is terrible and distrub all night for working sound of compressor, and water leaking when we adjusted temp

Only breakfast is ok.
