Really beautiful setting and excellent B&B, a perfect silver anniversary stay. This was a good as we hoped it might be and really lived up to the website description. Clean, very comfortable, loads of room, glorious view, quiet, wildlife and their horses visible, lovely walk along the drive to the teashop and pub in Withypool, good walk onto the common without driving at all. Very restful. Excellent tasty breakfast and the owners were so friendly and felt we really got to know them. This is a real delight indeed.
Price is on the high side, but so worth it for a special holiday away from it all.

We have just returned from three nights at this amazing accommodation.    It’s just perfect in every way.   The annexe is beautiful with absolutely idyllic views.   The location is tranquil and absolutely perfect for a few days to recharge your batteries.    Homemade cake and port on arrival was a lovely touch.    Breakfast is hearty and really sets you up for the day.   Ruth and Peter are great hosts with lots of information on hand for places to visit.  There is absolutely nothing to dislike about Kings Farm and we wouldn’t hesitate to recommend it.   We will definitely return.   Perfect!!

Absolutely Stunning, Couldn’t Fault It

The house is set in a stunning location of Exmoor national Park, with beautiful gardens. Withypool Village has a fabulous pub (Royal Oak) with delicious food and friendly staff. Definitely need to book a table in advance. Our room was very spacious and comfortable. The pillows were great. Our ensuite was large and had lovely Penhalligan toiletries and fluffy towels. The shower was very clean with a powerful and easy to use shower. We had use of a beautiful lounge area if we wanted to relax downstairs after a busy day sightseeing,
or a seated outdoor area overlooking the garden on the top garden.
Breakfast was delicious  - choice of cereals, yoghurt and fruit, full English - or a variation of, smoked salmon and scrambled eggs or porridge with orange juice, tea or coffee and toast. it was the first time we had tasted Chai bread and its the best bread we have tasted. So good Jane ordered us a loaf to take home! Jane and Peter were very friendly and welcoming. Jane made us cake for our birthdays which was a special touch. Prior to our arrival Jane made dinner reservations for us at local pubs/restaurants and provided us with ideas of places to visit each day. We felt like we were staying with friends it was so good. Would definitely recommend.

little gem in tranquil surroundings

Top of the list for luxury B & B .. Spotless, set in its own stunning peaceful location just a few minutes walk to the village of Withypool and excellent pub (Royal Oak) for evening meals.  An ideal centre  for walking and exploring. Ruth and Peter made us so welcome with tea and cake on arrival .. the breakfasts were superb. Room and en-suite were very comfortable with lovely views across the beautiful gardens. Thank you both for an excellent and relaxing stay.

Excellent B & B

We stayed here on a mini break in the large luxury suite. We were greeted by Ruth would was very friendly. Breakfast was 1st class with a good variety.  Our room was great very comfortable and immaculate. Great shower and had the bonus of a fridge. The grounds are exceptional with the use of a lovely patio which was nice to relax on in the evening. 
I would definitely recommend this lovely guest house . Thanks Ruth for a great weekend .

Walking weekend

Just come home from two nights at kings Farm in Exmoor..what a find this place was...Ruth our host was amazing from start to end..welcomed us with tea and cake..:Her breakfasts are to die for..::how can you say no..It’s the first time we’ve been away and found this place which said it was very peaceful and tranquil..just what we needed...It’s a lovely farmhouse set in beautiful gardens..our king room looked over the garden and fields with sheep and horses.::The room was very spacious and spotlessly clean...at breakfast you sit round a big table with the other guests..we met some lovely people and the conversations flowed..:we ate out in the evenings at the local pub which was a ten min walk down the drive.:food was excellent..Ruth puts a lot of hard work into this place and it’s well worth the 5 stars ..the location is excellent..we can’t wait to return..::Thank you Ruth for a fantastic stay.

A beautiful B&B on Exmoor

A proper country welcome at a fabulous Exmoor B and B. The bedroom was spacious with a great sized and very comfortable bed and a lovely view over the superb garden and to the Moor beyond, the en-suite shower room is modern and bright.
Ruth is a very charming host and cooks a fantastic breakfast with a variety of items to choose from - all of them lovely and served around a large table in the breakfast room overlooking the river.
Kings Farm is centrally situated for visiting Exmoor and Withypool has a very good pub which is within walking distance. It’s secluded, quiet and utterly enchanting - the dogs enjoyed their stay in the kennel too !
A superb place to spend some time - 5 stars in every respect.

A King amongst bed and breakfasts

Everything wonderful at this excellent B&B. Beautiful quiet location, easy to find and ideally placed for moorland and coastal visits. A stroll down the drive takes you to the river and village with pub, shop and cafe. Accommodation is comfortable and spacious. Easy parking. Welcoming and helpful host. Good communication. Walks from the door, including alongside the river to Tarr Steps. Great breakfast cooked to order. Thoughtful 'extras' such as cake on arrival and milk in the fridge. Thoroughly recommended.

Superb!

This is one of the best B & B’s we have stayed in.  Not our first visit, nor will it be the last.  Our double room in the house was comfortable, spotlessly clean and well appointed.  A nice view from the window over the immaculate garden.  We were made to feel very welcome by our hosts.  Delicious home cooked breakfast.  It is a lovely peaceful spot

Delightful B & B

My husband and I have just spent 5 nights at this superb Bed and Breakfast.  It's in a really beautiful spot, Lovely views and really peaceful. Our room was beautiful.  Large, comfortable and very clean. Our hosts Ruth and Peter were excellent, very helpful about places to visit and places to eat in the area.  Our breakfast was really good and set us up for the day. I would definitely recommend Kings Farm for a delightful, comfortable stay.
