A little 4 room B&B 10 minutes walk from the city centre. Really friendly owner who went out of his way to make us feel welcome. The room we stayed in was very clean warm and cosey. Currently they are refurbishing the rooms and we stayed in one that had yet to be refurbed but it was more than good enough as is. Our room had a TV, radio, kettle coffee and tea with a mini fridge loaded with bottles of cold water. Breakfast was cooked to order in the cafe attached to the B&B and was lovely. Five stars to this little gem of a B&B.

booked this through booking .com for overnight in june on a no fee cancellation basis. sadly had to cancel and now cannot get a refund no matter what i try. have contacted the property several times to no avail. beware if you are not 100 certain you can go as the refund is non exsistent. 
have also tried to refund through booking .com who simply advise to contact the property direct.

Polire hardworking owner wh cares about his customer's. A few tweeks to some of the lay out re: position of bath rooms might be an idea but we managed. Good location .Parking on the road overnight.


I booked this short break in a hurry and remember being pleased at being able to find somewhere at relatively short notice which wasn't going to cost more than £100 for two nights for the two of us. What I didn't notice was that it wasn't an en-suite room and we're both getting a bit old to have to go too far to get to a loo in the middle of the night, so it was with minor trepidation that we settled in for our two night stay. Fortunately our respective bladders behaved quite well so it wasn't a problem after all.

And now to the good points about our stay - well, everything else really. What the location lacks in salubriety, it more than makes up for in convenience, both to the nice bit of Lincoln (up the hill), and the less pleasant (the High Street) although, to be fair to the High Street, it's the people who frequent it that let it down.

We arrived on a tandem - never the easiest machine to find a home for, but our hosts were most helpful, even when their front door handle broke and they had to accommodate the bike overnight in their cafe. Full marks! 

Our room was simple and could have done with a chair, but it was spotlessly clean and perfectly comfortable. The TV was modern and worked well, the bedlinen fresh and the beds - it was a twin - comfortable enough. The bathroom (shower only) was fine, if petite, and the shower excellent. I particularly liked the towels which were excellent quality. 

Moving on to breakfast, well it wasn't exactly a farmhouse special with all the trimmings but it was very adequate and served with a smile and a joke or two which more than made up for it not being served on fine bone china. 

All in all, it was an excellent stay and we'd recommend it to anyone looking for budget accommodation.

A Welcoming and Comfortable Stay

I booked this room for my three sons (all in their 20's) for a University of Lincoln Graduation.  The room was very clean and comfortable and what I expected for the very reasonable price that was charged which also included breakfast.  The bed linen and towels were nice and fresh. The shower room was shared between several rooms but was always available when my sons went to use it. The owner is very friendly and helpful and allowed me to pay on checkout which is rare nowadays.

Lincoln B&B

We arrived at Cafe 42 not expecting too much but it was a perfectly comfortable and enjoyable stay. We only had one night in the B&B and although there was no en suite, this was not expected and was no issue at all. Free breakfast was lovely. Free WiFi and firestick TV and the owner was extremely friendly. Would definitely recommend for a quick overnight stay.

Won’t let you down

This place was booked as a number of friends were attending a university reunion.

I was the first to arrive and ate first in 42, ham bap with chips.....nothing to write home about, but edible. 

On arrival the room wasn't ready (1pm) but I was happy to wait...the wait was not worth it, I had a single room, which had a bed, wardrobe, dressing table, and a mirror which friends had to borrow as there was none in their room...while clean, I would have concerns about the electrics, and set up of same. 

It also had a window which was handy for the staff member to shout to me At 6am to open the premises as....we had locked the door, and/or he did not have a key

Breakfast the next day was a disaster, I was given a breakfast and cut into ....sausage??square sausage??? Which was pink in the middle...I made my excuses after this and drank my (instant) coffee...it's rare I refuse to eat bacon, but in this occasion I was happy to. 

There was an issue with others in my group, they had been promised 2 x double rooms, but got a room with loads of beds in

This place was so bad that on Sun morn, although breakfast was included we went into Lincoln Centre to buy breakfast. 

The fact that we met staff in the eveningg obviously under the influence of severe intoxicant, approx 3hrs after check in did little to increase trust in this place. 

Disaster

Really sorry to put a bad review on but I wouldn’t recommend staying here.  Room door was broken on arrival and there was a familiar but unwelcome smell in it. In the end we left without staying and stayed somewhere which was ten times better for the same money. Had we stayed we would not have felt comfortable 

Don’t 

Clean but a bit rough. Shower was cold at first then on 2nd attempt managed a lukewarm shower. Nice owner and lovely breakfast. Rough around the edges, expected more for the money. Beds very uncomfortable and hard. Could have had a bit more luxury for the same rate. Tv service very limited
