The guesthouse is located about 2-3 km away from the center in Leith. It is quite close th the harbour and to the Ocean Terminal and therefore a perfect starting point for your tours.
The owner Sue is very nice and friendly and helps you out with all you need to know to explore the town and the country. She gives perfect advices.
The guesthouse is clean and cosy. You get a very good continental breakfast. If you want to got to the full scottish breakfast, there is a small cosy breakfast bar at the back of the guesthouse towards the harbour.

Calm guesthouse with a very nice owner

Visited here briefly very unsafe as in the industry noticeable that fire safety isn’t priority 
Mentioned to owner didn’t seem to be too fussy of what I have to say . Wouldn’t advise staying here at all plenty other nice safe places around this area 


Unsafe 

The hosts Sue and Brian were very accommodating and the room was comfortable enough although the  bathroom was very small and not much water pressure. We were on the top floor (last and late booking during Edinburgh Fringe Festival) and free internet didn't work up there. Fine in dining room so we sat there to surf. Huge fruit platter for breakfast and chocolates in the room were a nice touch. There is a laundromat and supermarket across the rd which was useful. Close to transport, a couple of pubs and take aways.

Colourful

Place is well kept. The best part of the place are the owners. When arrived, they had maps and information ready to review with me. Gave me bus stop information and best way to find my way around. 
On one of my days there, I had to leave early to catch a tour bus and they packed fruit, granola bars, and a juice for my trip. Nothing else matters.

Nice place to stay!

This is perfect for people who are looking for safe, comfortable, and affordable lodging in the Edinburgh area.  I stayed in a small single room with a twin bed.  The rooms are on the small side, but since I was out and about in Edinburgh, I didn't spend much time in the room to be bothered by it.  I had a bathroom to myself, although it was across the hall from my room.  That was a little inconvenient at first, but honestly, not a big problem, plus it was worth it to not have to share a bathroom.
The owners were very friendly and took the time to show me everything I might need to know in order to be comfortable.  While the rooms are small, I found the bed to be very comfortable, and my bed was made, along with my bathroom cleaned every single day.  They offer breakfast there, but I didn't stop to eat while I was staying there.  However, they left breakfast bars and fresh fruit in my room every day, which I found to be so thoughtful!
I highly recommend staying here -- while it may seem out of the way, especially if you are interested in the main part of the city, access via bus was very convenient.  There is literally a bus stop about 20 feet outside the front door, and both the 7 and 14 buses take you directly to North Bridge (likewise, from North Bridge, and several other centrailized locations, you can hop on the 7 or 14 buses right back to a stop on the other side of the street).  It was about a 20 minute ride into the city center.  
The owners also offer a lot of tourist information, if needed -- they've really done everything they can to make sure that your needs as a guest are taken care of.  
I highly recommend this guest house!

Affordable and accessible

My friends and I decided to visit Edinburgh to celebrate Hogmanay 2017/2018. We ended up at the Swan Lake Guest House. To be honest the main reason were the reasonable prices.

The decor /interior is very interesting, it some kind of mix between old fashioned British and Chinese/Taiwanese design. The rooms are very clean! Brian and Sue are wonderful people, very friendly and helpful. The breakfast was good, especially the amount of fresh fruit. 

The only downside is the lack of double glass windows ( not sure if it is the right english word). The consequence was that it was cold in the big rooms. I was in the little room and it was very warm, because the heater was very warm (but that didn't help the bigger rooms). But it wasn't a problem for me and my friends got extra blankets.



New years eve visit 

I stayed at the Swanlake Guesthouse for a week and everything was excellent. Sue and Brian are one of the reasons why my stay in Edinburgh was so great... They are very willing to help their guests with suggestions and information about the city and the best tours. It is possible have taxis or bus tours booked by them and they're always very happy to do so, asking if all is fine. Amazing breakfast with huge variety of fruit, snacks, yogurt, toasts, jam, juice, tea/coffee or ham and cheese. My bedroom was very clean and cosy and provided with delicious chocolates and teas with a kettle. The guesthouse is 15 mins far from the city centre by bus, very well connected through the efficient bus service (number 7/14 every 10 mins). Thank you very much Sue and Brian, I'll definitely come back!!
